A Pepsi Company factory in Knoxville, TN, was experiencing signs of foundation instability at the front of its facility. With commercial operations running daily, the management team needed a reliable, low-disruption solution that would stabilize the building while preserving its curb appeal.

AFS designed and executed a customized commercial foundation repair plan using helical piers—completing the project in just under four days with minimal site disturbance.

The Challenge

  • Foundation instability at the front of a commercial facility
  • Need to avoid disrupting factory operations
  • Project required minimal impact to landscaping and site appearance

The Solution

  • Installation of 50 helical piers for deep foundation stabilization
  • Protective ground covering with plywood and a 120-mil barrier
  • Strategic backfilling and mulch restoration to maintain aesthetics

The Impact

  • Factory foundation fully stabilized and settlement risks eliminated
  • Facility operations continued uninterrupted during repair
  • Landscaping preserved and site restored with professional finish

Signs of Foundation Movement

The front of the Pepsi factory in Knoxville showed early signs of foundation settlement, which raised immediate concerns for the management team. Given the scale and function of the facility, even minor structural movement could lead to serious long-term problems if not addressed.

After Commercial Foundation Repair:

Helical Piers Delivered Stability

AFS installed 50 helical piers along the front of the factory to anchor the foundation deep into stable soil, successfully halting movement and restoring structural integrity. The piers provided permanent support and eliminated the risk of future settlement.

Clean, Professional Finish

Once installation was complete, the team restored the landscaping with fresh mulch and left the site looking clean and orderly. The factory remained fully operational throughout, and the property’s appearance was preserved from start to finish.

Think twice before using this company. Another encapsulating company came by to do some different work and went under the house and said that encapsulation that I had done was not complete. They said my air vents should’ve been covered. That was never discussed in my initial inspection.

As far as the foundation work itself—I think I’m pleased. We had one side of the house done a little over a year ago, and the other side completed just a few weeks ago. Everything looked good at first, until I noticed how poorly the French drain’s corrugated pipe had been reinstalled. To their credit, they were kind when I called, returned my message promptly, and even brought me extra black pipe so I wouldn’t have to buy it myself. That part I appreciated. However, when we originally had the work done, we specifically asked that the pipe be reinstalled close to the house because we plant our garden in that area every year. The whole section near the house was dug up, but instead of reinstalling the pipe properly—while they had everything exposed—they left large holes in the pipe, didn’t level it for proper drainage, buried it unevenly (some spots were six inches deep, others barely two), and failed to reconnect it properly to the downspout. I’m getting foundation work done—the last thing I need is poor drainage. If you're going to do a sloppy job, at least let me know before covering it all back up. Instead, I had to figure everything out when I started planting my garden. What should’ve been a simple day of planting turned into several days of digging. Now I’m redoing the whole thing myself—and I know it’ll be done right—but I’m not happy. If they ever have to do more work at my house, I will absolutely be present and watching I gave them 4 stars because it seems the foundation work was well done. The work previously done in our crawl space on the other side of our house went smoothly.
