How Wall Anchors Can Repair and Stabilize Your Home’s Foundation

If you’ve lived in Colorado long enough, there’s a chance you or someone you know has dealt with foundation issues. You likely know just how daunting and costly these problems can be.

Some common issues that Coloradans face are bowing walls and basement wall cracks, which can be caused by unstable surrounding soil. Fortunately, wall anchors are an effective solution for repairing and stabilizing your home’s foundation no matter the soil conditions.

In this article, we’ll explain how wall anchors work to fix bowing walls and other foundation problems, and why they’re a smart choice for long-term foundation repair in Colorado.

Wall Anchors vs. Other Foundation Repair Methods: Which is Right for You?

When it comes to foundation repair, wall anchors are just one of several methods to consider. Wall anchors are effective for repairing bowing or leaning walls caused by unstable soil.

However, they don’t solve sinking or settlement issues very well. Not to mention, wall anchors are generally best for repairing basement foundations – so keep this in mind!

Let’s quickly outline other types of foundation repair solutions so you can determine if wall anchors are the best solution for your home or if another option will work better.

Carbon Fiber Reinforcement

Carbon fiber reinforcement involves using a strong, flexible material made of woven carbon fibers to reinforce the walls of your basement. The carbon fiber is applied to basement walls using a high-strength epoxy.

This creates a network of durable, sturdy straps that provide up to ten times the strength of steel. You can see an example in this image.

As a result, carbon fiber reinforcement helps prevent cracking and bowing caused by soil pressure or other external factors, all without adding significant weight or thickness to your walls.

This solution is also useful in situations where certain foundation repair methods, such as yard excavation, are not possible or wanted.

Additionally, carbon fiber is non-corrosive, so it will not rust or deteriorate over time.

Pier Systems

Pier systems are a popular solution for foundation repair that involve installing steel piers under the foundation to support it. These piers redistribute the load of the home’s foundation to provide proper stabilization.

Piers come in three different types:

Crawl Space Support Posts

Crawl space support posts are an effective solution for stabilizing and supporting foundations that are experiencing settling or sagging due to moisture issues or shifting soil.

These posts work by transferring the weight of the foundation to more stable soil or bedrock deep beneath the surface, providing additional support and preventing further damage.

In Colorado, many homes with a crawl space are built on expansive bentonite soil that can cause significant foundation issues. For that reason, crawl space support posts are a popular option.

By installing these posts in the crawl space below your home, areas of the floor that are experiencing unevenness or sagging are addressed directly. This helps to restore the structural integrity of the foundation and prevent further damage.

How Wall Anchors Work to Repair Foundation Damage

Now that we’ve gone over other potential solutions for foundation repair, let’s dive into how wall anchors work so you can decide if they’re truly right for your situation.

Wall anchors are commonly to stabilize bowing or leaning walls, especially in basements. These devices work by securing a metal anchor to the affected wall.

Once the anchor is in place, a steel cable is attached to the anchor and run through a small hole in the wall. Then, it is attached to another anchor (called an earth anchor) located in virgin soil outside your foundation.

You can see an earth anchor in this image:

Finally, the cable is tightened which allows the wall anchor to become firmly secured. Thanks to the tension between the two anchors, the foundation receives newfound support.

In Colorado, wall anchors are particularly useful due to the region’s bentonite soil, which can cause significant damage to foundations either by expanding when exposed to moisture, or shrinking during a drought.

In both cases, the soil becomes too unstable to properly support your foundation’s walls. Wall anchors can help prevent further damage by keeping the wall stabilized no matter the soil conditions.

Signs You Need Wall Anchors for Foundation Repair

Bowing Walls

One of the most prominent signs of unstable soil around your foundation are bowing walls. Since bentonite soil is expansive, bowing walls tend to occur in homes after rain or snow.

Even though Colorado is generally a dry place, even a small amount of moisture that gets into the soil can cause bowing walls in your home. If you see these, we recommend installing wall anchors soon.

Wall Cracks

If you see cracks forming along foundation walls, it’s likely because of soil issues. During a drought, soil in Colorado tends to shrink. Therefore, it no longer provides adequate support to the foundation walls so they crack under their own weight.

Additionally, if it rains or snows, the soil in Colorado is known to expand. If this happens, the soil pushes against the foundation which also causes cracks.

In either case, wall anchors keep the walls stable and strong no matter the soil issues outside, so consider installing them if you notice wall cracks like the ones shown in the image above.

Uneven Floors

You might notice uneven floors in your home if the foundation is no longer being properly supported by surrounding soil. Foundation walls will crack or lean as a result and cause damage to structures inside your home such as the floor.

In Colorado, this usually happens when bentonite clay expands or shrinks depending on moisture levels. Uneven floors can be remedied and prevented with wall anchors.

The Benefits of Wall Anchors

Wall anchors are beneficial for more reasons than one. They make your home safer, keep repair costs lower, and ultimately protect your home’s value. Here’s a list of some of the benefits:

  • Structural support for foundation
  • Prevent costly repairs
  • Installed quickly with minimal disruption
  • Cost-effective compared to certain repair techniques
