Why your neighbors trust Tar Heel Basement Systems

We've earned 29 five star reviews.

"My family moved into a new house 3 weeks ago. The seller declined to fill out a disclosure, so we’re finding all of its issues through a combination of our general home inspection and contractors. The first call I made to get an opinion on my potential foundation issue might be Tar Heel’s main competitor in the area: Carolina Basement systems. That rep came out, pointed to a couple of cracks in my trim, showed a 1/4” difference in height on different sides of my basement, and insisted I needed 19 helical piers at a cost of $42k. He also tried to sell me 17k worth of waterproofing despite having no known water intrusion issues. I knew I needed a second opinion. I called Tar Heel basement systems next. They sent out Colin Schmid. He sat down with me and asked me what my goals were and he actually listened to what I told him. He did an assessment of my foundation and determined I don’t actually need any work at all. All of the “evidence” cited by the other company was actually a combination of poor workmanship, an imperfect slab pour and cosmetic issues that weren’t at all related to my foundation. He came to that conclusion rather quickly, but stayed for 2 hours to confirm his findings and be sure that what he was telling me was true. Colin could’ve piggybacked the other company’s findings and offered to do the work for less, to sell me something I didn’t need... instead, he acted with integrity. I’m writing this review because I think that needs to be commended. If I ever do need foundation work in the future, Tar Heel Basements systems will be the first company I call, specifically because of Colin Schmid."

Common Causes of your Foundation Problems in Garner

Ever found small cracks in your basement walls or noticed your floors becoming uneven? These could be signs that your home is experiencing foundation issues common to the Garner area. The local climate and environmental conditions play a significant role in the way homes settle over time. In Garner, fluctuations in moisture levels are particularly impactful. During wet periods, the soil expands, and when it's dry, the soil contracts. This continuous cycle of expansion and contraction can gradually shift the soil beneath your home, leading to foundation stress.

These environmental interactions often result in noticeable foundation problems. As the ground around your home moves, you might start to see cracks in the walls or find that doors and windows don't open smoothly. Pooling water in basements or crawl spaces and sloping floors are other indicators of potential soil-related stresses on your foundation. Identifying these signs early is essential. Addressing issues promptly can help prevent more extensive damage, keeping your foundation secure and your home safe. Homes in Garner may require extra attention due to these local conditions, so staying vigilant can be beneficial.

FAQs

Waiting to fix a foundation can lead to increased structural damage, higher repair costs, decreased property value, and potential safety hazards. Over time, problems such as cracks, water leakage, and uneven floors may worsen, leading to more extensive and expensive repairs.

Generally, minor foundation movement, such as hairline cracks or slight settling of a few millimeters, is considered normal and acceptable. However, significant movement or large cracks may indicate structural issues that require professional assessment and repair.

In Garner, seasonal changes such as heavy rainfall, drought conditions, and temperature fluctuations can impact your foundation. Excessive rain can lead to soil expansion, while drought can cause soil contraction, both affecting foundation stability.

Foundation repair can potentially affect plumbing, HVAC, or utilities, especially if there is movement or disruption near these systems during the repair process. It is important to communicate with your contractor about these systems to minimize any negative impacts.

The method of repairing foundation cracks depends on the extent and type of the damage. Some cracks may be repaired from the inside using sealants or injections, while others, particularly those affecting structural integrity, may require exterior excavation and repair. A professional assessment can determine the best approach.
