"Foundation Repair – REVIEW To: Groundworks Foundation Company I just wanted to take a moment and express my appreciation to the two crews your company sent to my house this week, to do some major foundation repair work. The first crew consisted of Foreman Brenden, along with his crew of Steven, Justin, and Angel. They were joined by a second crew that consisted of Adam, Josh, and Wes. Both crews worked together on the first day to get a total of 19 holes started around our house, which would allow Brendon to use the hydraulic press that would push the steel poles into the ground that would eventually support the flange immediately under the edge of the foundation. The soil our house is built on is called blackland and is very thick and heavy when wet, as was the case this week when the work was started. This type of soil is very difficult to work with when wet, as opposed to when it is dry, but both crews went to work immediately to get the pilot holes dug around the house. I was impressed with their ability to dig those holes with the soil being in the worst possible condition at this time, to do so. After both crews completed many of the holes for the steel pipes to go into, the second crew was able to leave to go to another work location, and that left the first crew to begin the installation of the steel pipes that would eventually support the foundation, and also complete a few remaining holes that had not been dug at that time. All of the work was well organized and everyone had a job to do. I never saw anyone taking a break, and at the end of the first day, I would say half of the pipe supports had been installed. I was informed they would be back early on the second day to complete the work. They showed up right around 8am and immediately picked up where they left off the night before. By mid-afternoon, everything was in place and Brenden began taking readings in various rooms of our home to see how much the foundation had raised. Most readings ranged from about a half inch to as much as 1.5 inches, which was a great improvement overall. But the most secure feeling about the work is that our foundation is stabilized and will not continue to cause the cracks in the sheetrock of several rooms, that we have experienced over the past couple of years. We will now be able to make repairs and paint, where necessary, and know that any repair work will remain permanent. Before the crew was going to leave, we were asked if we were pleased with the work and how it was done. I told Brenden that we could not have been happier with the results, and were very impressed with the technology that Groundworks used to secure and stabilize our foundation, so that we should not have any further issues in the future. Please give my best regards to each of these two crews who worked here this week, and I know they are all a tremendous asset to your company. Richard Boydstun Sachse, TX 75048"

Common Causes of your Driveway Problems in Irving

Noticing cracks in your driveway? In regions like Irving, the interplay of weather patterns and soil conditions profoundly impacts surfaces around your home. The clay-rich soils found in many neighborhoods here can expand and contract with moisture fluctuations. During dry spells, these soils shrink, which can cause voids under your driveway. Conversely, during wetter periods, they swell, returning pressure upwards and leading to cracks or uneven surfaces. Such shifts are exacerbated by the region's summer heat and occasional heavy rainfall events, which precipitate rapid moisture changes.

These environmental dynamics place significant stress on driveways and can result in visible damage. Look for signs like surface cracks, sections that may tilt or sink, and pooling water after rain. Ignoring these early indicators can lead to more severe issues, like major structural damage or even hazards for vehicles and foot traffic. Addressing minor damage promptly is crucial to maintaining the integrity of your driveway and avoiding costlier repairs in the future. Understanding these patterns allows homeowners in Irving to better anticipate maintenance needs and protect their property from the natural wear and tear caused by local soil behavior and climatic conditions.

FAQs

Generally, repairing a driveway is more cost-effective than replacing it, particularly if the damage is minor. However, extensive damage might make a complete replacement more economical in the long term. It's best to assess the severity of the damage and consult with a professional to determine the most cost-effective solution.

A typical driveway repair or leveling project can take anywhere from a few hours to a couple of days, depending on the extent of the damage and the specific repair methods used. Simple repairs may be completed in a day, while more complex jobs may take longer.

Yes, large cracks and missing chunks can often be repaired. Techniques such as patching, resurfacing, or even slabjacking (for sunken sections) can restore the integrity and appearance of your driveway. A professional assessment will help determine the best approach for repair.

Yes, the soil conditions and climate in Irving can affect the longevity of driveways. Expansive clay soils and the cyclical freeze-thaw conditions can lead to ground movement, which may cause cracking or settling in driveways. Proper installation and maintenance can mitigate these effects.

Pouring new concrete over an existing cracked or damaged driveway is possible, but it is not always recommended. Without addressing the underlying issues first, the new layer might also crack or fail over time. It is advisable to consult with a driveway specialist to evaluate the original surface's condition and recommend the best course of action.
