Why your neighbors trust AFS Repair

We've earned 1,792 five star reviews.

"We recently purchased a home built in 2023. Within 2 months, we knew something was very wrong. There was always a ring of mud around the home. The realtor told us "that's from atvs and trucks; it just needs some landscaping and grass seed." But no, that's not what the house needed. Our new home was drowning in water. When the electrician dug to access lines, water came rushing away from the house in the gravel. They ran to check the crawl space and under the black plastic, there is was clear as day: 5 inches of water everywhere. The plumber who made sure there were no water leaks to blame the flooding on recommended AFS to us. We called right then and there and within a week, we had a technician assess the crawl space. We needed 2 sump pumps ASAP and when they were being dig, the foundation would be fully exposed and further inspected. 3 out of 4 holes drilled into the foundation by the sellers were left wide open to ground water and had absolutely no efforts made to seal the foundation. Worse, we found out why my nose has been itchy and stuffy and why my husband was having terrible sinus problems and headaches; all that water had caused mold to form on the wooden beams under the home AND in the insulation beneath the floor of our home. The on-site, inspections, written assessments and photographic evidence done by AFS are expert level services. Their team, Bobby, Jesse, Bailey, Spencer, and Elekier were all knowledgeable and prepared to help us understand the problems and fix them. We never felt mumbo-jumbo'd or talked over with technical speak. We were respected throughout every step of the process and were helped very quickly. Praise is due to AFS. Highly recommend."

Types of Concrete Damage in Hermitage

Common Causes of your Concrete Problems in Hermitage

Do you wonder why your concrete surfaces are sinking or uneven? The soil in and around Hermitage, Tennessee, plays a key role in how concrete slabs behave over time. The region's clay-dominated soils can expand and contract significantly depending on moisture levels. During dry periods, the soil contracts, creating voids under your concrete which can lead to settling. When it rains, the same soil swells, applying upward pressure. This cycle of expansion and contraction can cause critical foundation elements to shift, and concrete surfaces like driveways, sidewalks, and patios to become uneven or cracked. Understanding this pattern is essential to address potential lifting needs before they accelerate into major issues.

When these soil movements occur, homes in Hermitage may experience stress in various parts that rely on sturdy ground support. Foundations, for example, may develop cracks, and garage floors or decks might show signs of shifting. Indicators like uneven walking areas or pooling water are common warning signs that early detection can prevent costly damage. A proactive approach to concrete lifting can help maintain safety and property value by addressing these issues promptly. It's wise to keep an eye out for such symptoms and understand that they often stem from predictable regional soil behaviors. By recognizing these early signals, you can protect your investment from further deterioration.

FAQs

Financing options often exist for concrete repairs, but terms can vary. In Hermitage, it's advisable to discuss payment flexibility with your local contractor. Contractors may offer structured payments or third-party financing to ease the financial burden, while ensuring prompt repairs. Consider reaching out for local consultation to see which options fit your budget and needs.

Foam lifting both raises and stabilizes sunken concrete. The method involves injecting expanding foam beneath the slab, not only providing lift but also filling the voids that led to the initial sinking. This process enhances support and helps prevent future settlement of concrete surfaces. It's an effective solution for addressing soil erosion and maintaining a level surface.

Uneven or cracked sidewalks and driveways often result from soil erosion, tree roots, or freeze-thaw cycles. In Hermitage, changes in moisture levels can expand soil, causing the concrete to shift and crack over time. Addressing soil settlement or heaving is crucial to restoring the evenness of these surfaces. For tailored solutions, consult a professional who understands local conditions.

Many contractors provide free quotes and inspections to assess concrete issues in Hermitage. It's essential to conduct a thorough evaluation to identify the root causes of problems like settled concrete or soil erosion. Such assessments allow for accurate estimations and effective repair planning. Feel free to contact local experts for a no-obligation assessment today!

Gaps under concrete often emerge due to soil erosion or loss of support from water runoff. In Hermitage, frequent rain or improper drainage can wash away the underlying soil, leading to potential uneven slabs. Foam injection can fill these gaps, providing a stabilized base and preventing future displacement. Regular maintenance and inspection can help address early signs of erosion.
