"We just moved into our new home and needed some foundation repairs to be done. JES foundation had done some work on the house previously but after the foundation inspection it turned out that the house needed additional work on the other side. The lead foundation inspector Rob Tennyson was very honest and clear and worked with us on a comprehensive plan for the foundation work. Once it was time to start doing the work Rob took personal time to come a day before the project to clear out the vegetation that was going to be in the way of the repairs and hauled everything on his personal truck. Top notch customer care. The next day the crew supervised by Rudy Gonzales and lead by Jose Lopez were very professional, punctual, clean and fast. Once the holes had been dug, they found out that our gas line ran too close to the house and could cause danger if they were to proceed any further. Rudy informed me and suggested that we go through our finished basement to complete the installation of the piers. The crew took care of everything and within 3 days all the work had been completed and the entire team (Victorino Joya, Ernosto Castillo, Daniel Yacilo, and Jose Rafael 6) was out of the house. Rudy went out of his way to make sure that there would be no damage to the interior or exterior of my house. Again, fantastic customer service. Highly recommended company!"

Common Causes of your Crawl Space Problems in Rockville

Noticing uneven floors or a musty smell in your home? These issues often trace back to crawl space troubles, especially given the specific environmental conditions around Rockville. This area experiences seasonal moisture variations, which cause soils to contract and expand. In neighborhoods with poor drainage, water can accumulate near your home's foundation, seeping into crawl spaces and affecting their stability. Moreover, urban development and historic land use may influence how soils settle over time, leading to potential shifts in your foundation.

The impact of these conditions on your crawl space can be significant. Persistent moisture can lead to wood rot, mold growth, and structural weakening. Cracks in your foundation or walls, uneven flooring, and doors that stick are common signs that signal something amiss beneath your home. Addressing these issues early is crucial to avoiding more extensive damage and maintaining the integrity of your home. Recognizing when your crawl space is at risk allows for timely interventions that help safeguard the structure and health of houses in this area.

FAQs

A crawl space repair estimate or inspection typically includes a thorough assessment of the current condition of the crawl space, identification of any damage or problem areas such as moisture intrusion, mold, and structural issues, as well as a detailed plan for necessary repairs or improvements. Recommendations may encompass waterproofing, drainage solutions, insulation, ventilation, and structural repairs. Costs for labor and materials are also outlined.

The best drainage system for a crawl space often involves the installation of a French drain system, which helps to efficiently collect water and redirect it away from the foundation. Additionally, a sump pump may be installed to handle excess water and prevent it from accumulating in the crawl space.

Signs that your crawl space is in bad shape include visible mold or mildew, a musty smell, standing water or excessive moisture, sagging floors, pest infestations, and wood rot. You may also notice increased energy bills and poor indoor air quality as indicators of underlying crawl space issues.

During a crawl space inspection, a professional will enter the space to examine it for signs of damage, moisture, pests, and structural issues. They will look for indications of water intrusion, mold, wood decay, and insulation problems. The inspector will also assess the condition of ventilation and existing drainage systems, providing a detailed report with findings and recommendations for repairs.

Structural repairs in a crawl space may include the replacement of rotted or damaged wooden beams, joists, and support posts. More extensive repairs could involve installing additional support systems like steel or concrete piers to reinforce the foundation and prevent further settling. Securing and stabilizing floor joists to prevent sagging is also commonly performed.
