Slab Lift , Void Fill, and Deep Injection at Aspen Creek HOA in Mammoth Lakes, CA

The Challenge

Water runoff and poor drainage led to voids and weakened soil beneath the parking garage slab.

The Solution

DCP testing identified weak soils, and polymer injections filled voids and stabilized the slab.

The Impact

The project was completed ahead of schedule, with substantial savings in time and material.

The Challenge

Compromised soil beneath the garage posed a threat to the structural integrity of the building.

A parking garage was facing serious issues due to water runoff from melting snow combined with poor drainage during the winter months. This resulted in the formation of 2-9 inch voids underneath the slab, weakening the supporting soil conditions. The compromised soil beneath the garage posed a threat to the structural integrity of the building, making immediate repair essential to prevent further damage.

The Solution

7,500 pounds of polymer injected to stabilize soils and fill voids.

Groundworks began by performing a Dynamic Cone Penetrometer (DCP) test to assess the condition of the subsurface soils. The test revealed that weak soils extended down to 12 feet beneath half of the garage, while the other half exhibited dense soils that only required void filling.

Based on these findings, injections of polymer were performed on a 5-foot grid pattern across the affected areas. Injections were made at depths of -4 feet, -8 feet, and -12 feet, stabilizing the weak soil and filling the voids throughout the entire garage. The repair plan was carefully designed by Groundworks’ project consultants and engineers to address the specific needs of the garage and ensure long-term stabilization.

The Impact

Successful repair completed ahead of schedule with minimal downtime.

The project was successfully completed in just 3 days, using a total of 7,500 pounds of polymer. The timely execution of the repair meant the parking garage could be restored quickly, preventing further deterioration. Remarkably, the project was completed 2 days earlier than anticipated, demonstrating Groundworks’ efficiency and ability to meet tight deadlines without compromising quality.
