Case Study: Stabilizing the Floors in a 1940s Home in Middletown, OH

A steel support jack under a house in a crawl space with dirt, rocks, and foam insulation.

In Middletown, OH, longtime homeowners living in a 1943-built house were growing concerned about increasingly uneven floors. Though no major structural damage was visible, they suspected an issue beneath the surface.

Ohio Basement Authority conducted a full inspection and discovered a sagging main load beam in the crawl space. By installing IntelliJack™ support posts and reinforcing the system with supplemental beams, the team stabilized the foundation and restored the floor’s position—delivering long-term peace of mind in just two days.

The Challenge

  • Uneven floors in a 1940s home
  • Sagging main load beam in the crawl space
  • Old wood posts no longer providing stable support

The Solution

  • IntelliJack™ adjustable steel support posts
  • Concrete footings over compacted stone for long-term durability
  • Supplemental beams added to reinforce main structure

The Impact

  • Floors raised back toward their original position
  • Crawl space stabilized with permanent, rust-resistant posts
  • Homeowners regained confidence in their home’s structural integrity

Before Crawl Space Repair:

Structural Weakness

The homeowners had lived in their 1943 home for over two decades and recently began noticing uneven, sloping floors. A full inspection by Ohio Basement Authority revealed the problem: a sagging main load beam in the crawl space, caused by undersized joists and deteriorating wood posts. These aging supports had shifted over time, failing to carry the home’s weight properly—leading to serious concerns about structural stability if left unaddressed.

After Crawl Space Repair:

Stabilization with IntelliJack™ Posts

Ohio Basement Authority designed a targeted stabilization plan. IntelliJack™ posts—cut to fit the crawl space height—were placed beneath the sagging load beam and on top of supplemental beams to maximize support. Each post was mounted on a concrete footing set over compacted stone to ensure it wouldn’t shift or settle. The threaded design allowed for precise lifting, and galvanized steel construction meant these posts would never rust or fail like wood.

Very friendly when I called in. Scheduled fee estimate although I wasn’t sure they did what I needed. Even Eakle showed up at scheduled time. Immediately realized I didn’t currently need their services. I showed him what my problem was, and he actually with the use of one little tool fixed my problem perfectly on all five window wells. He was such a friendly guy great customer service. I would highly highly recommend using them if you would ever need waterproofing cement, leveling, or any other other other services I would definitely give them a call. I believe he is out of the Kent office. I’m not sure he did have a 216 area code exchange, he did a fabulous job if I ever need any waterproofing or here of anybody that needs it I would definitely tell him to call these people
