"I had concrete floor leveling, and a foundation pier system installation. The droughts over the last few years caused any area supported by a trench foundation to sink. Gaps on the brick formed. The garage side door would not open. The concrete leveling took 1 day, and the foundation work took 2 days. These projects required 2 separate crews, as crew specialize. The foundation work was done 1st, followed by the concrete slab leveling a couple of days later.
Both crews arrived a little after 8 am. They were professional, and answered my questions. I took some pictures of the foundation work, also. When the crews were finished, they left the areas broom clean, which is standard. Nothing was damaged.
The foundation exposure took place on the 1st day. The lifting took place on the morning of the 2nd day. The inspector came around noon and approved the project. The crew then filled in the dirt, cleaned up and left. The foundation work area have dirt piles next to the brick. This is normal as it takes time for the dirt to settle.
I had foundation work at our house about 20 years ago, on another area with a trench foundation. So, I knew what to expect.
Also, the crew took out 3 bushes for me to transplant in my front yard. They also replanted a medium size firebush for me in the backyard. I did lose some shrubs due to the dirt needing to settle."
Common Causes of your Foundation Problems in Milford
Have you ever wondered why some homes develop foundation issues over time? In the Milford area, the underlying problem often involves the behavior of local soils in various moisture conditions. Certain soils expand when wet, known as clayey soil heave, and contract as they dry, causing pressure on the foundation. Frequent freeze-thaw cycles in Michigan can add another layer of complexity, intensifying soil shrinkage or expansion. Additionally, some neighborhoods experience poor drainage, leading to excess water pooling around foundations, which over time can erode the soil and compromise structural stability. Understanding these environmental patterns helps us grasp why foundation issues can arise here.
These ground conditions can lead to several stresses on your home's foundation. Constant shifting of the soil or poor drainage might result in visible signs like cracks in the walls or uneven floors. Sticking doors and windows, along with water pooling in the basement or crawl space, are red flags of potential issues. Early detection of these warning signs is crucial as it allows for preventive measures to be taken before more severe damage occurs. Ensuring your Milford home stays safe and secure means keeping an eye on these early indicators and understanding the local factors at play.

Helical piers and push piers are both foundation repair solutions that provide support and stabilization. Helical piers are screwed into the ground and are ideal for lighter structures or areas with unstable soil. Push piers are hydraulically driven into the ground and are suited for heavier structures and provide support by leveraging the weight of the building itself.
