"We had an 800-square-foot walk-in crawl space that always smelled musty whenever it rained. Our finished basement also had high humidity, and we were constantly emptying a portable dehumidifier. We really wanted to use the crawl space for storage, but the dampness and smell made that impossible. After meeting with Shawn Lynge at Foundation Recovery Systems of Springfield Missouri, we finally had a plan that addressed the moisture problems in both the crawl space and the basement. They completely encapsulated the crawl space using high-quality materials and did an outstanding job. They insulated the block walls, installed a drainage mat, put down a heavy-duty 20-mil liner that runs across the floor and up the walls, and sealed everything up to keep moisture from getting in.They also installed a dehumidifier with its own drain line to the outside of the house. One of the things we really like is that it circulates dry, filtered air into our finished basement while pulling air back into the crawl space. It keeps both areas much more comfortable, and the unit is surprisingly quiet. The whole experience was great from start to finish. Shawn was great to work with during the estimate, and Bryce Erwin and William Oliphant kept everything on track during the installation. Both of them took the time to answer our questions, explain what they were doing, and make sure we were comfortable with the process. We never felt pressured, and it was obvious they cared about doing the job right. The finished result exceeded our expectations. Our crawl space is now clean, dry, and doesn't smell musty anymore. We can finally use it for storage without worrying about moisture or odors, and our basement humidity has improved too. We're very happy with the work and would definitely recommend Foundation Recovery Systems to anyone dealing with crawl space or basement moisture problems."
Common Causes of your Foundation Problems in Ozark
Cracks appearing in your walls or sloping floors might leave you wondering about the stability of your home. In Ozark, environmental factors play a significant role in these concerns. The soil here can shrink and swell due to seasonal moisture changes. During periods of intense rainfall, the excess water often causes the soil to expand, exerting upward pressure known as heave. Conversely, dry conditions lead to soil contraction, which might leave voids beneath your foundation. This natural ebb and flow in moisture levels, coupled with the region's varied topography, can cause settling over time, particularly in areas with poor drainage or substantial slopes.
These varying conditions can put a significant strain on your foundation and below-grade walls. With time, these stresses might reveal themselves in persistent structural challenges like misaligned doors, windows that jam, or water pooling in the basement or crawl space. Early signs such as wall cracks or uneven floors should not be ignored, as they may indicate underlying foundation issues. Detecting these problems early can prevent significant damage or costly repairs later on. Many houses in this area benefit from frequent inspections to ensure that potential issues are identified and addressed promptly.

Insurance coverage for water leaks under a foundation can vary depending on your policy. Typically, damage caused by sudden and accidental leaks may be covered, whereas gradual leaks might not be. It's important to check your policy details and speak with your insurance provider for specifics related to your coverage.
Generally, minor foundation movement is expected, and up to approximately 1/4 to 1/2 inch of movement over 20 feet is often considered acceptable. However, this can vary depending on your specific structure, soil conditions, and local building codes. It's best to consult with a foundation specialist to assess the movement specific to your property.
Some areas in Ozark may be more prone to foundation settlement due to soil composition and other environmental factors. To determine if your property is at risk, it may be helpful to consult with a local foundation expert who is familiar with the regional landscape and conditions.
Foundation repairs can be somewhat disruptive to landscaping and driveways, depending on the extent and method of repair needed. Some repairs involve excavation, which can impact nearby plants and paved areas. A reputable foundation repair company will discuss these potential impacts with you and take steps to minimize disruption.
Before hiring a foundation company, ask about their experience, licensing, and insurance. Inquire about the methods they use, expected repair timelines, and if they offer warranties or guarantees. It's also wise to request references and read reviews to ensure you're choosing a reliable company.
