You will be satisfied with your experience! We recently completed a large foundation project with Groundworks in Edmonds, WA — a roughly $70,000 job involving permits, engineering reports, and significant structural work. Given the scope and importance of the project, I wanted to share a complete and thoughtful perspective. Overall Experience From intake through execution, the experience was strong. The consultation was detailed, the proposed solution was clearly explained, and the permitting and engineering process — which took a couple of months — was handled smoothly with consistent updates. The crew worked efficiently, and the quality of the foundation work itself was solid. The Consultation & Planning Our home sits on a steep slope, and an addition at the back had begun to settle. Groundworks sent out Jerry for the initial consultation, and he was excellent. Jerry was knowledgeable, energetic, and charismatic, and he took the time to clearly walk us through the problem, the proposed solutions, and what a job of this scale would realistically involve. He explained the engineering considerations in plain language, answered questions thoroughly, and helped us understand both the risks and the long-term benefits of doing the work properly. From an intake and planning standpoint, we felt confident moving forward. The Project The scope of work was extensive and involved foundation reinforcement along the entire back of our house, as well as drilling and post installation outside of the foundation to properly support a failing rear addition. Because much of this work needed to be performed beneath and adjacent to our back deck, deck access was required. We discussed these access needs ahead of time, and I even removed the top decking myself to reduce labor costs, based on our shared understanding of what would be necessary. A Miscommunication (and What Happened Next) While I was out of town during part of the work, a miscommunication occurred on site regarding what deck changes were permitted. As a result, the deck was dismantled more extensively than any of us had anticipated. This was understandably frustrating — not because anyone did something wrong, but because the situation was genuinely complex and confusing. It was a conversation that perhaps should have been extremely clear about what was happening, but it wasn't — and it wasn't the fault of any single party. Once the issue was identified and elevated, senior leadership stepped in, and this is where Groundworks truly distinguished itself. Leadership Response & Resolution We ultimately worked directly with Nathan Malsch, the General Manager, who was professional, attentive, and genuinely committed to making things right. Initially, we discussed a 50/50 split on replacement lumber for rebuilding the deck. Nathan went well beyond that agreement. Groundworks purchased more than enough lumber for a full deck rebuild, had it delivered directly to our home, and even provided a Milwaukee impact driver/screwgun set along with Milwaukee bits to help with reconstruction! That level of ownership was frankly unexpected and deeply appreciated. It wasn't just about compensation — it was about leadership taking responsibility and ensuring we felt supported after a frustrating situation. Final Takeaway Large foundation projects are complex. What ultimately matters is how a company responds when challenges arise. Based on the quality of the work, the professionalism shown during consultation, and the accountability demonstrated by senior leadership, I feel confident recommending Groundworks. We ultimately walked away satisfied and appreciative of the effort made to ensure we were truly taken care of.

From the first contact with Christian to the final explanation with the crew (Brendon and Nick) it was seamless and professional. I also thought the pricing was very reasonable. He offered suggestions and explained the process. Very pleasant experience. He explained the work and quote and scheduled the work in a timely manner. He helped with a great financing option to make it easier on the payout. The day of the project the techs arrived right on time as scheduled. Luke and Anthony went over the work to be performed and explained everything to my satisfaction. I even added some work based on solutions to a few other problems. They amended the work order and explained the price difference from the original bid. All quite reasonable. They kept me informed throughout the day on choices to be made and helpful suggestions. Luke and Anthony were consistently pleasant and professional and made sure I understood it was important to them that i be satisfied with the work. AFS did a lot of work on our crawlspace these last two days. It was in a bad way with high humidity, mold growth and spots of standing water. They installed a drainage system with pump, full mold treatment and cleaning of the floor joists, did a full encapsulation, installed a dehumidifier and replaced our crawlspace door. I must say I am impressed by the work I have seen down there and I would highly recommend these guys. We had a very large and expensive basement project. Almost 3 dozen piers, anchors to pull walls in and stabilize and bracing; three sump pumps and French drains and watering around the entire perimeter. The estimate was 5 to 6 days. Colton Wise, Kyle Jones and Connor Hayes were the crew assigned to our project. They were a very hard working crew that cooperated in how they did the work and kept working very hard from morning until they went home. They never once just walked off the job at 5:00 and called it a day. They stayed until the aspect of the task was done sometimes after 6:0, because that was what the job required. They were all vey polite and courteous and did a wonderful job cleaning up before they left. Thanks guys for a job well done!!!

Absolutely amazing transformation of our sunken slabs of sidewalk and steps! Everything has been perfectly leveled and Danila is a master at his craft. Valeri also worked efficiently and carefully through the whole process. We had a very complex section of broken concrete steps, landing and walkway that was a continuous pour up against the side of our garage. They were able to effortlessly level a 3 foot thick landing section of concrete that was 5 feet wide with steps down to an 18 inch thick connected walkway that was also 5 feet wide and 6 feet long. Truly incredible! Also, everyone connected to the company were very professional and very meticulous, from the receptionist to the estimator to the workers and communication was excellent through the whole process. We could not be happier with our results and they are highly, highly recommended!

I had several companies over the last 30 years do work in my crawlspace to correct the problems of excessive moisture and mold which was affecting the air quality in the living area of the house. Also the high humidity levels were causing decay on some of the floor joists and fungal growth on ALL of the floor joists. The treatments that these companies tried were ineffective. I wanted to solve these problems once and for all. I contracted with AFS and they did the following did the following work: 1. Installed underground drainage around the inside perimeter of the foundation wall. 2. Removed the fiberglass insulation between the floor joists and applied a fungicide to eliminate the mold and mildew. 3. Sistered the rotting floor joists with new wood. 4. Installed a new steel beam underneath the rotting floor joists even though they had just been sistered. This guarantees that the floor above will never sag. 5. Installed four new piers on the inside of the lowest point of the crawl space to prevent any of the foundation from sinking. 6. Installed a sump pump that drained to the outside and away from the foundation. 7. Installed a commercial grade dehumidifier. 8. Those are the major items but there may be a few other things that I am not remembering. The crew did an excellent job and was in an out in just three workdays. I am certainly well pleased with thew work which they did and would like to single out Alex the crew leader and Jacob who was one of the workers. There were sometimes four workers on the crew and those men also did an excellent job. The new crawl space is truly a thing of beauty. This was an expensive job and the question that you would ask is, "Was it worth it?" The answer to that question can't honestly be answered for many years. But judging from both the high quality of the products used and the high quality craftsmanship of the workers, I feel confident that final answer will be, "Yes, it was worth it!"

I called to have the foundation of my home repaired. My floor boards were moving, there was a crack in my center wall. My anxiety was through the roof and I was dreading spending several thousands or tens of thousands of dollars. Mr. Hollis Smith showed up promptly, professionally and friendly. I explained to him my concerns and showed him the issues. After a few hours he basically tells me that the guy I hired to put jack stands in the basement installed them wrong. He also cranked them too high, pushing up on the floors and causing the crack in the wall and the floorboard separation. He then tells me the jack stands were not even needed. What I thought was a massive hole and faulty foundation was perfectly fine. I would absolutely recommend him to anyone. He could have really taken me to the bank for work I did not need done and he didn’t. That’s integrity! He is looking at a few other jobs that we would like to have now. Jobs there are not urgent. We look forward to working with his professionalism, honesty and expertise!
