"JES installed my sump pump in October 2023. Today (9/25/24) was my annual maintenance appointment to be sure that everything was working well with it. My technician, Ben, contacted me on 9/24/24 to check in with me on any possible issues that he needed to be made aware of prior to my appointment as well as to confirm my appointment. Very professional and polite. Fast forward to the appointment, Ben arrived on time, once again was very professional. I showed him where it was installed so he could get to work. Unbeknownst to both Ben and I, well there was no power going to the sump pump. That was as easy as flipping a switch on the breaker box. Then, Ben noticed a leak in the piping that was installed when the sump pump was installed. Ben ended up having to cut my drywall in which JES will incur the cost to repair it back. But this was nothing he couldn’t handle although he did have to make an unexpected run to Home Depot/Lowes to get the tool needed to cut the pipe. Ben returned in a decent amount of time and got right to work. Ben repaired the pipe, cleaned the sump pump bucket, and ensured everything was working correctly. Towards the end of the appointment, Ben made a few recommendations and ending up finding out that the piping that is coming out of the from of my house that pushes the water out was installed incorrectly and was not was I paid for. Therefore, Ben made a call to his supervisor, Megan Hartman, to put her on notice about this issue as well. Ben assured me that someone from the service department would reach out to me to schedule repairs for the piping outside as well as the wall repair. Overall, I would give Ben a 10/10 and would highly recommend him as your service tech. He made sure to answer any questions I had to the best of his ability, remain professional, kept me informed throughout the whole appt, valued me as a paying customer, and advised me that if I had any further questions after this appt that I shouldn’t hesitate to reach out to him. Ben was AWESOME‼️ Note: Pics are from the installation back in October 2023."

Common Causes of your Basement Problems in Middle River

Understanding why basement waterproofing becomes vital involves examining the local interplay of soil and moisture. In many Middle River neighborhoods, seasonal changes cause soil to expand and contract, leading to movement around your foundation. Maryland's mixed climate brings periods of heavy rain and dry spells that can cause the clay-heavy soil to hold onto excess moisture or dry out completely. Such fluctuations in soil conditions can create an environment where water accumulates around your home's foundation, resulting in potential seepage or even flooding. With Middle River's proximity to the Chesapeake Bay, some properties are also more prone to high water tables, increasing the risk of persistent moisture issues.

These environmental factors can strain foundations and basement walls, making them prone to cracks and water intrusion. You might notice uneven floors, doors that stick, or water pooling in your basement, all warning signs of an underlying problem. Excess moisture not only weakens structural components but can also lead to mold and mildew growth, compromising both your home's integrity and indoor air quality. Addressing these issues early through basement waterproofing extends the lifespan of your foundation and prevents more costly damage down the line. Awareness and timely resolution of moisture-related challenges are key to safeguarding homes in this area.

FAQs

While it is possible to waterproof your basement yourself, it is recommended to hire a professional to ensure the job is done effectively and lasts longer. DIY methods may provide temporary relief but might not address the underlying issues, potentially leading to more costly repairs in the future.

Settling often manifests as cracks in walls or floors without moisture, while water seepage is characterized by dampness, visible water stains, or wet patches on walls and floors. If you notice cracks accompanied by moisture, it's likely a water seepage issue.

In Middle River, snowmelt and rain can increase the risk of water seepage due to saturated soil around the foundation. Freeze-thaw cycles can cause cracks in the foundation, exacerbating problems with water intrusion. Proper waterproofing can mitigate these seasonal impacts.

Yes, in most cases, you can stay in your home during basement waterproofing work. However, it's best to discuss with the contractor to understand the scope of work and any areas that might be temporarily inaccessible.

Basement waterproofing can last anywhere from 10 to 20 years, depending on the quality of the materials used and the expertise of the installation. Regular maintenance and inspections can help extend its lifespan.
