"Wow. What can I say about this company. My father passed away recently and left us his house, which needs major foundation repairs. It’s all my Dad had left to leave his kids, and his grandkids. So with the life insurance he left, we decided the foundation needs repaired. Went online and found Groundworks. The first day I met with Matt Gumpert, for a free quote. He went over EVERYTHING in perfect detail. In the beginning, he made sure I understood everything about Groundworks and what they do. How they operate, and why he does what he does. He spent well over an hour in my crawl space making sure to note every detail along the way. He was in my dining room for quite a long time, going over options of what needs fixed and what we could afford, and honestly, he felt like a part of the family. He was totally professional, but also has a way about him of putting you totally at ease with a stranger. Never ever put any pressure on me at all, and didn’t use any scare tactics to push me into going with their company. At one point, our permit got rejected by an engineer and he spent all day sorting out the issue and really eased all of my concerns. He got it to a geotechnical engineer instead and there were no more issues. Unfortunately in the process of waiting for the city to approve permits, some unexpected financial issues hit us and we had to put the project on hold. I contacted Matt and he didn’t make me feel bad. He totally understood how hard things have been for us without my Dad around, and worked hard to get us most of our deposit back as well. Even though we did not get the project done, in the future when I have the funds, I will definitely be contacting Matt Gumpert at Groundworks again for all of my foundation needs. I wouldn’t trust anyone else with the project, or with my Dads legacy."

Common Causes of your Crawl Space Problems in Olympia

Have you noticed unusual dampness or a musty smell in your home's crawl space? Many houses in this area face similar issues due to the climatic conditions surrounding Olympia. The local environment combines relatively high rainfall with seasonally fluctuating moisture levels, creating a consistent challenge for homes with crawl spaces. The soil here often absorbs more water and expands, leading to a phenomenon known as soil heave. Since many neighborhoods experience poor drainage, excess moisture can accumulate around your foundation, gradually seeping into your crawl space and promoting unpleasant conditions.

These environmental influences can lead to significant stress on your foundation and crawl space structures. If not addressed promptly, the typical warning signs—such as cracks in your foundation, sticking doors, uneven floors, or pooling water inside the crawl space—can escalate into more severe structural issues. Early detection and understanding of these conditions are crucial. Addressing these problems before they advance helps maintain the integrity of your home, preventing further damage and safeguarding your investment in the long run. Recognizing these patterns will empower you to take action and protect your home from common moisture-related concerns in Olympia.

FAQs

Yes, many companies in Olympia offer affordable financing options for crawl space repair projects. This can help homeowners manage the costs by allowing them to pay over time rather than all at once. It's best to check with local providers to understand their specific financing plans and find one that suits your budget needs.

A vapor barrier is an essential component in controlling moisture in your crawl space, but it may not be sufficient on its own to completely eliminate moisture problems. Additional measures like proper ventilation, sealing, and sometimes installing a dehumidifier can be necessary to ensure a dry crawl space environment.

Yes, mold in the crawl space can affect your health. Mold spores can travel into your home's living areas through air ducts or small openings, potentially leading to respiratory issues, allergies, and other health concerns, especially for individuals with preexisting health conditions such as asthma or allergies.

In Olympia, the damp and rainy climate can significantly impact crawl spaces. The frequent rainfall can lead to excess moisture and water accumulation around and inside crawl spaces, promoting issues like mold, mildew, and wood rot. Additionally, the soil in Olympia can retain water, which may exacerbate these moisture problems.

Crawl space structural repairs can often address the underlying issues that lead to interior wall cracks upstairs, such as foundation settling or shifting. By stabilizing the crawl space and ensuring proper structural integrity, many homeowners see a reduction in the occurrence of cracks in the walls of the upper levels of their homes.
