"Wow. What can I say about this company. My father passed away recently and left us his house, which needs major foundation repairs. It’s all my Dad had left to leave his kids, and his grandkids. So with the life insurance he left, we decided the foundation needs repaired. Went online and found Groundworks. The first day I met with Matt Gumpert, for a free quote. He went over EVERYTHING in perfect detail. In the beginning, he made sure I understood everything about Groundworks and what they do. How they operate, and why he does what he does. He spent well over an hour in my crawl space making sure to note every detail along the way. He was in my dining room for quite a long time, going over options of what needs fixed and what we could afford, and honestly, he felt like a part of the family. He was totally professional, but also has a way about him of putting you totally at ease with a stranger. Never ever put any pressure on me at all, and didn’t use any scare tactics to push me into going with their company. At one point, our permit got rejected by an engineer and he spent all day sorting out the issue and really eased all of my concerns. He got it to a geotechnical engineer instead and there were no more issues. Unfortunately in the process of waiting for the city to approve permits, some unexpected financial issues hit us and we had to put the project on hold. I contacted Matt and he didn’t make me feel bad. He totally understood how hard things have been for us without my Dad around, and worked hard to get us most of our deposit back as well. Even though we did not get the project done, in the future when I have the funds, I will definitely be contacting Matt Gumpert at Groundworks again for all of my foundation needs. I wouldn’t trust anyone else with the project, or with my Dads legacy."

Common Causes of your Crawl Space Problems in Tacoma

Have you ever wondered why some crawl spaces in this area experience water pooling or unusual odors? Tacoma and its surrounding regions are susceptible to issues stemming from high groundwater levels and the often rainy climate. Soil in this region can become waterlogged due to frequent rainfall, causing it to expand and contract as it saturates and dries. Over time, these fluctuations can lead to movements in the foundation that create gaps and cracks allowing moisture to seep into the crawl space. Furthermore, coastal exposure and sloped terrains in some locales can exacerbate drainage issues, leading to persistent moisture problems beneath homes.

These environmental conditions can put serious stress on your home's crawl space. As moisture accumulates, it can lead to mold growth, wood rot, and even structural damage. Common warning signs in your home might include musty odors, sagging floors, or sticking doors. Detecting and addressing these signs early helps prevent extensive harm and costly repairs. Ensuring proper ventilation, sealing gaps, and maintaining effective drainage systems are crucial steps in mitigating these issues. Proactive measures can help preserve the integrity of many homes locally, providing a healthier living environment and maintaining property value in the long run.

FAQs

Crawl space repair costs in Tacoma are influenced by several factors including the size and condition of the crawl space, the extent of the damage, the type of repairs needed, local labor rates, and the materials required for the repair. Additionally, if there are issues related to moisture control or pest infestation, these will also impact the overall cost.

A sump pump is beneficial in a crawl space if you have problems with water accumulation or moisture. It helps prevent standing water and mitigates the risk of mold growth, wood rot, or structural damage. If your home is located in an area prone to flooding or has a high water table, a sump pump could be essential for keeping the space dry.

Standing water or moisture under a house can be due to poor drainage, inadequate grading around the foundation, leaking pipes, or groundwater intrusion. Additionally, lack of proper ventilation in the crawl space can exacerbate moisture issues, leading to condensation.

In Tacoma, the climate conditions include frequent rainfall and a mild marine climate, which can lead to elevated levels of moisture in the soil. This persistent moisture can result in water infiltration into crawl spaces. The soil composition, typically a mix of loam and clay, can also impact drainage and water retention, affecting the health of crawl spaces.

DIY structural repairs in a crawl space are generally not recommended due to the complexities involved and the potential risk to the structural integrity of your home. Professional repair specialists have the experience and tools needed to properly assess and address issues such as foundation cracks, wood rot, or joist replacements.
