Services We Provide
Noticing crawl space mold, concrete cracks, or foundation sinking in your Fairfield home can be scary, especially if these problems threaten your family’s safety.
Unfortunately, property damage is common in Northern California because of the area’s unique geological and environmental conditions, including:
Expansive clay soils: Many homes in Northern California are built on clay soils, which can expand and contract throughout the year and damage your home.
Freeze-thaw cycles: Sub-zero temperatures are rare in Fairfield. However, extremely cold weather can cause the water in the soil under your home to freeze. When temperatures rise again, the water can thaw, and this constant cycle might harm your foundation.
Heavy rainfall: Fairfield can sometimes experience heavy rain in the winter that saturates soil, leading to foundation settlement or shifting.
You don’t have to overcome these challenges alone. By working with the right professionals, you can keep your home safe and prevent more expensive repairs in the future.
Groundworks specializes in foundation repair, crawl space repair, and concrete lifting for homeowners in Fairfield and Northern California. Our team can help you create a safer living environment for your family and preserve your home’s value.
Our mission is to deliver the highest quality home repair solutions and customized service. With trained technicians, nationally backed warranties, and custom-engineered products, we provide ongoing peace of mind.
Groundworks is your trusted local partner for home restoration and repairs. Our team has lived and worked in California for many years, so we understand the challenges homeowners like you face.

It turns out I have had Bay Area Underpinning out twice in 5 years to look at my foundation and unlike the other guys, Bay Area Underpinning told me my options and that I was still within industry standards and that I did not need the service. He went on to give me concrete examples as to when I would need to call him back out to do the job.

I had the opportunity of speaking and working directly with Kevin the superintendent I have a buyer about to purchase a home that had some foundation issues and Kevin immediately went out there to remediate. The situation was very communicative and timely. I highly recommend utilizing Bay Area under penny for any of your foundation needs. Kevin will definitely be our go to moving forward!

We had Jonathan Falcone assess the foundation and sloping issues of our home, and he's been incredibly accommodating throughout the process. He thoroughly explained the necessary work and has been attentive and helpful with the quoting and planning stages. We're very satisfied with the experience so far and we are eager for the foundation and underpinning work to begin soon.

When we had our 1960s home underpinned, the consultant arrived on time to give us a quote. He gave us different options for work to be done and had solutions to cutting cost on things that weren't absolutely necessary. The work was done within a week. All of the workers were professional. Something that stood out the most was the way the workers communicated with each other. They weren't your typical construction crew in this sense. They were very kind to each other and supportive of each other, even when they were in a difficult situation. This isn't common in construction. As for the cost, it was what we had expected and we don't have any complaints. Our house is level now and doesn't feel like we're drunk walking in areas that were previously sagging. There's a reason Bay Area Underpinning is #1 in the area. Would recommend, even if they aren't the cheapest- they get the job done right.

We had a fantastic experience with Bay Area Underpinning, lifting our foundation four and a half inches of our old 1958 Napa house! After careful review of several contractors, we chose Bay Area Underpinning and so glad we did! The entire process was smooth from the sales engineer estimate to the completion of the job, the communication was outstanding all along from day to day and ourblift was a big job with a full week of labor intensive work. I especially want to thank Foreman Cody Summers, Co-Foreman Ken Hamlin, and Installer Nikolas Klein for their outstanding work and customer service! They are the best and ensured that I was happy with the progress and completely satisfied. I also want to thank Superintendent Kevin Gaeden for his outstanding communication! My wife and I are completely satisfied and happy with the outcome! It was a great choice with great value after the job was complete! We would hire Bay Area Underpinning all over again! Thank you very much for a job well done!

I recommend Bay Area Underpinning for an important reason: honesty. After careful inspection, their agent, Richard, told me the truth, which was that my crawlspace was fine, that I had no problem with moisture or settling. And then he took the time to show me why. He could have tried to sell me on doing a lot of work, but he didn't. This kind of honesty is impressive! Call Bay Area Underpinning to inspect your crawlspace. You can trust them. If they say it needs work, hire them to do it. I am almost sorry I couldn't!

1. Call Center ***** – they took the call after 6:00 PM and were extremely professional. Guy on the phone (sorry I didn't write is name down), was so kind and emailed confirmation immediately.
2. Pre-Visit Confirmation ***** – Email, text and phone calls to confirm the time and prep me for the visit. Incredible. Nobody is doing this right these days and BAU absolutely has it nailed down.
3. Estimator ***** – I wish I could offer more than 5 stars. Joe Le Bel is the most professional tradesman I've met in a long time. Others are good too, but Joe is the gold standard. He sat with me to ask what I was concerned about and what was important to my family. Who does that???? Oh yeah, Joe did. So comforting.
Joe was professional and respectful of our space. Was careful to be conscientious about where he placed his gear, tools and instruments. Super clean going under the house without tracking dirt and debris back into the house. (The inspectors from HomeGuard could definitely take notes on this!)
Then, once Joe finished, he sat down with us and talked us through all the different aspects off his inspection. What an extremely positive interaction.
I would 100% recommend BAU and Joe. Can't get any better than this.
Thanks BAU for a great culture of excellence. Thanks Joe for being such a good human and professional!

Several months ago, I noticed that doors in my house were no longer closing and latching. Specifically, my front door no longer locked completely. Once I got it fully locked I could no longer open my front door anymore, so I knew I had foundation issues. I called Bay Area Underpinning to come look at my foundation and do some measurements. We discovered that my front living room was sinking approximately one and a half to 2 inches. The crew, Lance Sladek, Jake Hall, and Eddie Shaw, crawled under my house and dug 30 to 40 foot holes in the ground to install piers that would lift my foundation. These gentlemen worked in very cramped dirty conditions in 90-100° weather. I was extremely happy with their work and their dedication to doing the job correctly. My after the foundation lift, my front door as well as several other doors in my home were able to close and latch again.

Within a few months of buying our first home, we noticed some troubling signs: bedroom doors swinging open or closed on their own, “bubbles” and creaks in sections of the newly renovated floors, and significant cracks splitting the concrete in our garage. Although two general inspectors assured us that our house was level, we reached out to Bay Area Underpinning (BAU) for a more detailed assessment—and we're so glad we did! Inspector Christopher Murray conducted a meticulous inspection with radar equipment. While technically our house was level, Christopher uncovered that our foundation was sinking by inches in multiple areas, explaining the issues we were experiencing. Though the news and associated repair cost were a bit daunting as new homeowners, Christopher’s knowledge, professionalism, and clear answers to all our questions reassured us that we were in good hands. With confidence, we decided to proceed with BAU for the repair. Fredy Mora and his crew did exceptional work with the demo of the old concrete slabs and the prep for lifting, working quickly and efficiently. Fredy’s positive attitude made the process smooth, and his team was thorough and dedicated from start to finish. A special thank you to our lift project manager, Kevin Gaeden. Kevin was an outstanding communicator, keeping us fully informed and addressing every question promptly. His attentiveness made a huge difference throughout the project, and we felt reassured every step of the way. Esteban Ibarra, a crewmember on the lift team, also did superb work, handling the hands-on details with skill and care. Both Kevin and Esteban even went above and beyond, taking time to fix a jammed bedroom door that had shifted with the house lift. While foundation issues are never easy, we couldn’t have asked for a better team. We’re incredibly grateful to Bay Area Underpinning for their expertise, professionalism, and exceptional service. Thank you, BAU!

We just bought a house, and literally every single metal pier in the crawlspace was rusted out. Bay Are Underpinning came in and did an awesome job. Their inspector Aaron was super thorough in assessing the damage and explained everything in detail. Then, the repair crew of Eric, Jesus, and Andrew came in and knocked out the entire job in a day — a huge relief considering we had a ton of other work we need to get done before moving in.
The work is not cheap, but they offer financing options and stand by their work, so I feel very good about the entire job.

This company just finished installing 5 piers for my house. They did an outstanding job!! Jacob was in charge of the project and he informed me on every step of the project. The team was very professional and courteous. They cleaned everything up to perfection. If you need foundation work, this is the company. The cost was reasonable as well. Highly recommend!!! Everything looks good after the work was done. I can finally close my bathroom door. I appreciated the fact that the foreman Erick Baez, went over what was done as they were done. I also appreciated that the two installers Manny Erickson and Jesus Villagomez also communicated with me after they were done to reassure that they did a proper job installing the jacks. Very good to know how the process was going. Great job.

I requested a free estimate of how much it would cost to re-level our brick patio that had began settling years ago due to a failed retaining wall. This wall was replaced last year, hence the desire to do the brick/concrete slab leveling using Bay Area Underpinning's Polyrenewal process that can literally raise a slab.
The certified field inspector, Chance Danner, was very thorough in his evaluation of what was needed, and the entire presentation was well organized, clearly laid out, professional and the pricing was reasonable. Chance explained how they would do the job in our patio, and backed it up with visuals on their Polyrenewal system. Although we decided to wait to do the job until after we took care of several other major projects, we would definitely recommend Bay Area Underpinning to anyone.
