I will sleep much better tonight. I noticed a crack in my foundation and called Bay Area Underpinning. Hunter came out and walked the entire property and went underneath my house. He identified one other issue that I knew about besides the crack and told me they could fix that too. I had no idea you can call structural engineers for chimneys. His quote was fair to me and you can't beat the warranty and financing. Today Jesus Villagomes and Erick Baez came out and fixed the crack, they also looked around underneath and reassured me AGAIN that my house was in good shape. Because I caught it early they were able to fill the crack and then add a carbon fiber exposy seal. They also sealed the crack from the outside, even though they had already filled it in under the house. They were professional, answered all my questions, no matter how many and honestly were just pleasant to work with. They also explained my maintenance plan so I knew what to expect. I would absolutely recommend this entire team, to stay professionally kind in high heat is amazing. The Chimney job is pending and again, I'm ahead of the curve and not waiting for it to get worse.

Within a few months of buying our first home, we noticed some troubling signs: bedroom doors swinging open or closed on their own, “bubbles” and creaks in sections of the newly renovated floors, and significant cracks splitting the concrete in our garage. Although two general inspectors assured us that our house was level, we reached out to Bay Area Underpinning (BAU) for a more detailed assessment—and we're so glad we did! Inspector Christopher Murray conducted a meticulous inspection with radar equipment. While technically our house was level, Christopher uncovered that our foundation was sinking by inches in multiple areas, explaining the issues we were experiencing. Though the news and associated repair cost were a bit daunting as new homeowners, Christopher’s knowledge, professionalism, and clear answers to all our questions reassured us that we were in good hands. With confidence, we decided to proceed with BAU for the repair. Fredy Mora and his crew did exceptional work with the demo of the old concrete slabs and the prep for lifting, working quickly and efficiently. Fredy’s positive attitude made the process smooth, and his team was thorough and dedicated from start to finish. A special thank you to our lift project manager, Kevin Gaeden. Kevin was an outstanding communicator, keeping us fully informed and addressing every question promptly. His attentiveness made a huge difference throughout the project, and we felt reassured every step of the way. Esteban Ibarra, a crewmember on the lift team, also did superb work, handling the hands-on details with skill and care. Both Kevin and Esteban even went above and beyond, taking time to fix a jammed bedroom door that had shifted with the house lift. While foundation issues are never easy, we couldn’t have asked for a better team. We’re incredibly grateful to Bay Area Underpinning for their expertise, professionalism, and exceptional service. He was very detail oriented and explain all the problem of my foundations. He also proposed multiple fix plan customized to my situation. He was very friendly as well. When we had our 1960s home underpinned, the consultant arrived on time to give us a quote. He gave us different options for work to be done and had solutions to cutting cost on things that weren't absolutely necessary. The work was done within a week. All of the workers were professional. Something that stood out the most was the way the workers communicated with each other. They weren't your typical construction crew in this sense. They were very kind to each other and supportive of each other, even when they were in a difficult situation. This isn't common in construction. As for the cost, it was what we had expected and we don't have any complaints. Our house is level now and doesn't feel like we're drunk walking in areas that were previously sagging. There's a reason Bay Area Underpinning is #1 in the area. Would recommend, even if they aren't the cheapest- they get the job done right.

The team I worked with at BAU was great. I hired them to repair some minor vertical and horizontal foundation cracks that were found in a recent general home inspection. Everyone who came out was upbeat, professional, punctual, thorough, and highly detailed. Hunter came out first to check the entire foundation and give a free estimate. They then split the work up into two dates, and each crew was great. Michael and James came out first for the initial round, and then Alexander and Gabe came out to wrap up the last few areas. The guys were always on time, which is greatly appreciated. Both repair teams also did their own additional checks of the surrounding areas, also greatly appreciated. They were also able to provide before and after pictures, and were respectful of the property.

We had an amazing service experience from David and Rico of Bay Area Underpinning. David and Rico were very professional, super nice, and worked hard on leveling my floor. They arrived on time after giving me a call earlier to let me know they are on the way. They put on shoe covers to make sure my floor is protected. They patiently listened to my inputs and addressed my concerns with competence and great care. And they would not leave until all the uneven floor areas are fixed to my satisfaction. We just bought a house, and literally every single metal pier in the crawlspace was rusted out. Bay Are Underpinning came in and did an awesome job. Their inspector Aaron was super thorough in assessing the damage and explained everything in detail. Then, the repair crew of Eric, Jesus, and Andrew came in and knocked out the entire job in a day — a huge relief considering we had a ton of other work we need to get done before moving in. The work is not cheap, but they offer financing options and stand by their work, so I feel very good about the entire job.

After careful inspection, their agent, Richard, told me the truth, which was that my crawlspace was fine, that I had no problem with moisture or settling. And then he took the time to show me why. He could have tried to sell me on doing a lot of work, but he didn't. This kind of honesty is impressive! Call Bay Area Underpinning to inspect your crawlspace. You can trust them. If they say it needs work, hire them to do it. I am almost sorry I couldn't!

We were told about moisture under our home so we decided to schedule a foundation inspection and our inspector was Chris Murray was incredible! Called to confirm the day before, and the morning of communicated his ETA. He came in and was extremely nice and professional. He explained everything he found afterwards and was honest about our solutions and cost. We have an extremely small crawl space so he was unable to book us for something within his company but he continued to look into other options for us. It is refreshing to have someone come out and be very truthful about our options!

Several months ago, I noticed that doors in my house were no longer closing and latching. Specifically, my front door no longer locked completely. Once I got it fully locked I could no longer open my front door anymore, so I knew I had foundation issues. I called Bay Area Underpinning to come look at my foundation and do some measurements. We discovered that my front living room was sinking approximately one and a half to 2 inches. The crew, Lance Sladek, Jake Hall, and Eddie Shaw, crawled under my house and dug 30 to 40 foot holes in the ground to install piers that would lift my foundation. These gentlemen worked in very cramped dirty conditions in 90-100° weather. I was extremely happy with their work and their dedication to doing the job correctly. My after the foundation lift, my front door as well as several other doors in my home were able to close and latch again.

Although I had serious concern there is a foundation issue, Micheal Silva from Bay Area Underpinning came in and did thorough inspection with detail measurements and drawing and concluded that we don't have a foundation issue with great honesty. He also further inspected from the crawspace entrance and the stucco to let me know what's the potential issue outside the foundation concern. We had Daniel come out to take a look at our foundation to see if there were any issues that needed to be fixed under our home (a second opinion). After our first inspection we were told there were numerous issues that needed to be fixed that surely would have cost us thousands. We were considering the Earthquake Brace and Bolt program so the first inspection was a recommended foundation company through the EBB program. Daniel came out and took his time measuring the house on the exterior and interior. He was super meticulous and took settling measurements and also went under our home and took photos of the foundation. He sat with us after and explained everything to us. Turns out our foundation is stable and not needing any work. Daniel was super professional and knows his trade very very well. He was very honest. I now have a company I would call back in a heart beat if I needed to have any foundational work done. I will also recommend them to any neighbors that need this kind of company. The estimate was free as well and Daniel also had no hesitation crawling under the house on a 101 degree day to check things out. 5 star company here. Do not hesitate and call them! -Nicole San Ramon

A huge thank you to Jason! Since we moved into our house a year and a half ago, we've been hearing a strange wood-rubbing sound quite frequently. After doing some research online, I suspected there might be an issue with the foundation, so I reached out to Bay Area Underpinning, one of the few foundation companies that offer free on-site estimates. Jason Dye arrived right on time, carefully checked for any cracks, assessed the foundation levels, and measured the moisture level in the crawl space with their tools. My friend recommended this company and their tech Jason Dye to me, so I requested a foundation inspection/estimate. Jason is very responsive. He would text me and let me know the ETA when he was on the way. After he arrived, he checked everything very carefully. He gave me some good suggestions to help maintain foundation in a good shape, and even helped me set up the extension pipes from gutter downspouts. Pre-Visit Confirmation ***** – Email, text and phone calls to confirm the time and prep me for the visit. Incredible. Nobody is doing this right these days and BAU absolutely has it nailed down. 3. Estimator ***** – I wish I could offer more than 5 stars. Joe Le Bel is the most professional tradesman I've met in a long time. Others are good too, but Joe is the gold standard. He sat with me to ask what I was concerned about and what was important to my family. Who does that???? Oh yeah, Joe did. So comforting. Joe was professional and respectful of our space. Was careful to be conscientious about where he placed his gear, tools and instruments. Super clean going under the house without tracking dirt and debris back into the house. (The inspectors from HomeGuard could definitely take notes on this!) Then, once Joe finished, he sat down with us and talked us through all the different aspects off his inspection. What an extremely positive interaction. I would 100% recommend BAU and Joe. Can't get any better than this. Thanks BAU for a great culture of excellence. We had a fantastic experience with Bay Area Underpinning, lifting our foundation four and a half inches of our old 1958 Napa house! After careful review of several contractors, we chose Bay Area Underpinning and so glad we did! The entire process was smooth from the sales engineer estimate to the completion of the job, the communication was outstanding all along from day to day and ourblift was a big job with a full week of labor intensive work. I especially want to thank Foreman Cody Summers, Co-Foreman Ken Hamlin, and Installer Nikolas Klein for their outstanding work and customer service! They are the best and ensured that I was happy with the progress and completely satisfied. I also want to thank Superintendent Kevin Gaeden for his outstanding communication! My wife and I are completely satisfied and happy with the outcome! It was a great choice with great value after the job was complete! We would hire Bay Area Underpinning all over again! We had pretty extensive movement in our foundation, and Brandon was knowledgeable and took the time to carefully explain all of our options and how each would look. Thank you Bay Area Underpinning for saving the day! I was in a challenging and prolonged situation since going into contract with EagleLift for the stabilization/lift for my house. After a long permit process and continuously delayed start dates, I was informed that EagleLift had been acquired by Groundworks and I’d have to wait a few more month before any progress could happen. It was a deeply frustrating process but the EagleLift team was able to connect us with Bay Area Underpinning (another Groundworks company) who were able to take over and expedite the project. To my surprise, James T. from BAU reached out quickly and assigned a team to come to my house within a week! The team that ended up working on the house, specifically Ish, John and Abel were exceptional. They were diligent, knowledgable, friendly and deeply considerate. They are truly pros who knocked the project out in no time which was reassuring since I was nervous that this project was gonna stretch into the rainy season. My house feels so stable now (minimal cracks too) and the considerable slope is now practically nonexistent! Thanks a lot James T., Ish, John, Abel and the BAU team for taking really great care of us.

We recently purchased a home in San Jose. In the report it stated that our home was fine and no foundation issues were noted. Upon moving in my wife noticed some cracks started to appear on the walls around the house. We contacted Bay Area underpinning to have them come and inspect our house. A couple of days before our appointment, Jim Rivera gave us a call to confirm the day and time of the appointment. This was the first positive experience we had with Jim and BAU. On the day of the appointment Jim called to let us know that he was 30 minutes away and showed up right on time. Once he arrived he listened to the issues we were noticing and then he went to work. He brought in some hi-tek tools and explained to us what the readings meant. Jim was extremely thorough and personable. He clearly has a lot of knowledge and showed us a bunch of photos that he took while he was in our crawlspace as well as photos of some exterior things that he noticed. Overall he said our home was in great condition with only minimal issues that we should address. He was very patient in answering all of our questions and provided us with a quote when he was finished. We were pleasantly surprised that the cost was very reasonable and comes with a lifetime warranty. We will be giving our business to Jim and Bay Area Underpinning. As a new home owner we were terrified of what the cost could be to fix our home. Jim really helped us understand what was going on and we would suggest that anyone who is having similar foundation issues like ours, we highly recommend that you should call Jim Rivera and Bay Area Underpinning.

Our house is 85 years old and has some cracking on the stucco, so I called for a free inspection to see if the problems were something we need to be concerned about. Daniel, our inspector, was prompt and friendly and explained everything he was doing and seeing as he took measurements and inspected the foundations. He said that while there are things we can do for earthquake retrofitting (and he did recommend a separate company for that if we wanted to do it) our problems were mostly cosmetic and nothing to worry about. He also took his measurements to be scanned in at his office and kept on file so that we can have him back out for another inspection in the future to compare, again, purely at our discretion. He was respectful, friendly, and straightforward and answered all of my questions. I'd definitely recommend them.

Wyatt and crew completed a job today for a horizontal crack repair. They arrived on time, explained how the process would work, completed everything in a timely manner, and walked through photos of the work completion. I left a star off because there was a bit of an annoying scheduling issue that resulted in a no-show the first date. Everything else about the experience was top-notch. 5/5 for the crew themselves.

I requested a free estimate of how much it would cost to re-level our brick patio that had began settling years ago due to a failed retaining wall. This wall was replaced last year, hence the desire to do the brick/concrete slab leveling using Bay Area Underpinning's Polyrenewal process that can literally raise a slab. The certified field inspector, Chance Danner, was very thorough in his evaluation of what was needed, and the entire presentation was well organized, clearly laid out, professional and the pricing was reasonable. Chance explained how they would do the job in our patio, and backed it up with visuals on their Polyrenewal system. Although we decided to wait to do the job until after we took care of several other major projects, we would definitely recommend Bay Area Underpinning to anyone.

BAU did a great job on my ADU that had a serious moisture problem that was causing the building to deteriorate. I couldn't remove the tile without replacing it all at a large expense so they did the whole job in a very cramped crawl space. I will sleep much better tonight. I noticed a crack in my foundation and called Bay Area Underpinning. Hunter came out and walked the entire property and went underneath. He identified one other issue that I knew about besides the crack and told me they could fix that too. I had no idea you call structural engineers for chimneys. His quote was fair to me and you can't beat the warranty. Today Jesus Villagomes and Erick Baez came out and fixed the crack, they also looked around underneath and reassured me AGAIN that my house was in good shape. Because I caught it early they were able to fill the crack and then add a carbon fiber exposy seal. They also sealed the crack from the outside, even though they had already filled it in under the house. They were professional, answered all my questions, no matter how many and honestly were just pleasant to work with. They also explained my maintenance plan so I knew what to expect. I would absolutely recommend this entire team, to stay professionally kind in high heat is amazing.
