Severe Wall Cracks

Before moving into their house, new homeowners knew they needed to fix existing foundation problems. These included many drywall cracks, ceiling cracks, cracks and gaps around windows, sticking windows and doors, and other damage. These symptoms are caused by foundation settlement, which is common, given the property’s sandy clay soil conditions. The homeowners contacted Groundworks for a thorough inspection and trusted foundation repair solutions.

Push Pier Installation

The inspector recommended installing 18 push piers around the home’s perimeter from interior and exterior locations and lifting a couple of concrete slabs with polyurethane foam injections. A few delays developed early on due to the permitting process and the scope of the project, but the crew worked diligently to complete the work in 16 days. During the push pier installation, which involved advancing the steel piers deep into the ground, the crew was able to achieve three inches of lift on the area of the foundation with the most settlement and damage.

Seeing the Positive Effects:

Push piers provide lasting stability and prevent further settlement and damage. The homeowners were impressed with the crew’s efficiency and attention to detail throughout the project. They can now make the desired renovations to their home, confident that the house will be structurally sound and safe for their family for many years to come.

Toy and his team were excellent to work with. They were tasked with stabilizing 3 buildings consisting of 12 condos. The team communicated multiple times during the day with management and made personal contact with residents to keep everyone informed of their progress. We were met with some challenges (not the fault of Groundworks) but the team managed the issues professionally with care and concern for the community. I couldn't have asked for any better service than what we received from Toy, his crew and Groundworks.

Quick and fantastic service! Dalton did a great job of diagnosing our foundation issues and provided several options. When time came for the work… Oscar and his crew were great! They were extremely professional and thorough. Their work was so precise, it addressed our issues without showing obvious signs there was foundation work. We truly appreciate the value delivered!

Initial visit with John went great as he was very thorough in explaining the issues and the ways in which their services could solve them. The three reps that came to do the injections and repair the cracks (Toy, Joey, and Javi) were very helpful, down to earth and professional. Did a great job showing me and explaining the work completed. Additionally, they answered all of my questions. If in the future if we need additional work done, I would request them personally because of the way they conducted themselves.

  • Cracks in the walls, floors, or ceilings: These may appear diagonal, horizontal, or vertical.
  • Doors or windows that stick or don’t close properly: This may indicate that the foundation has shifted.
  • Uneven or sloping floors: This can be a sign that the foundation has settled.

To get to the root of the problem, repair professionals need to inspect your foundation. Depending on where the cracks are, what they mean, and the extent of the damage, your house could benefit from a variety of solutions. For example, if your house is settling, helical piers will be used to stabilize and potentially lift it. For significant wall issues, repairs like wall anchors or beams can be used as reinforcements.

Yes, unresolved foundation settlement can significantly decrease your home’s value due to the potential for structural issues and costly repairs.
