Basements are a desirable residential feature for many homewoners. However, structural and regional factors explain why some U.S. cities have more basements than others.

This page reveals which U.S. cities have the most basements and explains why they are prevalent in these areas.

Which U.S. Cities Have the Most Homes with Basements?

The top 10 U.S. cities with the most homes featuring basements typically have colder climates and favorable soil conditions for basement construction. These cities include:

  • Pittsburgh, Pennsylvania

  • Chicago, Illinois

  • Minneapolis, Minnesota

  • Detroit, Michigan

  • Cleveland, Ohio

    • Indianapolis, Indiana

    • Kansas City, Missouri
    • Milwaukee, Wisconsin
    • Cincinnati, Ohio
    • Columbus, Ohio

    💡 Fun Fact:

Only about 1% of homes in Los Angeles, California, have basements. Why? The region’s mild climate, frequent earthquakes, and hilly terrain make basements less practical and potentially risky.

Why Do Some States Have More Basements?

The following factors determine basement prevalence in U.S. cities:

Cut out view of soil layers with grass surface
    • Soil Conditions: Regions with expansive clay soil contain fewer basements due to foundation shifting potential. Well-drained sandy loam soils are preferred for basement construction.
    • Frost Line: Colder climates require deeper foundations dug below the frost line, making basement construction more practical and cost-effective.
    • Flood Risk: Homes built in flood zones or flood-prone areas are less likely to have basements due to a high water table and increased damage that can occur to below-grade stories during a flood.
    • Terrain Slope: Structural engineers consider landslide and soil erosion risks. Inclines may be an advantage, making it possible to build a walk-out basement by cutting into sloped terrain.

Understanding these factors can help you decide whether to include a basement in your new construction project and how to design it for long-term durability and safety.

Just a quick shout out to American Foundation Specialists, Tommy, Jeremy and Dylan for getting our dining room floor and floor joists replaced. We had water damage from Hurricane Katrina in the original portion of our home that was built in 1909. Over the last 20 years, the old wood flooring began to deteriorate. The construction team members from AFS were very professional, and maintained a clean work area. They even identified a small gas leak that had to be dealt with by Spire Energy. We are grateful that the guys were quick to assist us with getting the gas leak identified and safely handled. Phelan and Annette Johnson

The crews from FSM are exceptional! Prompt, friendly, and explained everything they were about to do, the materials used, the warranty, and then conducted a follow up walk through after the work was done. The work looks professional. Both Jayden B. and Carter S. worked quickly, efficiently, and were very knowledgeable!

Kyle & Max did a great job with our home. They were very professional and explained everything they did. They kept their work area clean and organized. They also made sure if we had any questions or concerns that they would be just a phone call away. My house feel stable and the floors are even now. I would highly recommend Alpha Foundations
