"My family moved into a new house 3 weeks ago. The seller declined to fill out a disclosure, so we’re finding all of its issues through a combination of our general home inspection and contractors. The first call I made to get an opinion on my potential foundation issue might be Tar Heel’s main competitor in the area: Carolina Basement systems. That rep came out, pointed to a couple of cracks in my trim, showed a 1/4” difference in height on different sides of my basement, and insisted I needed 19 helical piers at a cost of $42k. He also tried to sell me 17k worth of waterproofing despite having no known water intrusion issues. I knew I needed a second opinion.
I called Tar Heel basement systems next. They sent out Colin Schmid. He sat down with me and asked me what my goals were and he actually listened to what I told him. He did an assessment of my foundation and determined I don’t actually need any work at all. All of the “evidence” cited by the other company was actually a combination of poor workmanship, an imperfect slab pour and cosmetic issues that weren’t at all related to my foundation. He came to that conclusion rather quickly, but stayed for 2 hours to confirm his findings and be sure that what he was telling me was true.
Colin could’ve piggybacked the other company’s findings and offered to do the work for less, to sell me something I didn’t need... instead, he acted with integrity. I’m writing this review because I think that needs to be commended.
If I ever do need foundation work in the future, Tar Heel Basements systems will be the first company I call, specifically because of Colin Schmid."
Many homeowners notice floors becoming uneven or stubborn doors that don't close properly and wonder about the causes behind these issues. In the Apex area, the action of soil under your home plays a significant role. Some regions experience soil that swells or contracts with moisture levels, a phenomenon known as soil heave. Changes in rainfall patterns and occasional periods of high groundwater in certain neighborhoods exacerbate this movement. As soil shifts, it can cause your concrete and foundation elements to settle unevenly over time. This natural shifting is a common reason why many homes develop problems requiring solutions like concrete lifting.
As the weather patterns and soil behavior persist, the resultant stress poses challenges for your foundation and any below-grade structures like basements or crawl spaces. Signs such as cracks, pooling water, or gaps in your foundation not only signal an immediate need for concrete lifting but also indicate the potential for more serious structural issues if left unchecked. Identifying and addressing these symptoms early can save you from more expensive repairs down the line. Homes in areas with poor drainage or significant slopes are particularly vulnerable, making proactive monitoring pivotal in managing the health of your property.
Concrete Lifting Solutions We Provide For You in Apex
The cost to lift and level a patio or porch slab varies based on factors like size and extent of settling. We use processes like polyurethane foam injection to ensure stability and prevent future soil erosion under your slab. It's best to schedule a consultation to get an accurate quote for your specific project needs.
Foam lifting is ideal for sunken concrete when there are issues like voids beneath the slab or soil erosion. This method involves injecting polyurethane foam to stabilize and raise settled concrete efficiently, with minimal disruption. Consulting with a professional will help you determine if this approach suits your situation.
Cracks can indicate real problems if they're large, uneven, or show signs of further expansion. They often result from shifting soil or settlement, which can compromise the structural integrity of your concrete. A professional assessment can determine whether polyurethane foam injection is necessary to address any underlying issues.
Yes, professional services typically provide free quotes or inspections to homeowners in Apex. This allows you to understand the condition of your concrete and identify the best solutions, like slab leveling or expanding foam, without any initial cost commitment. Addressing soil issues may be necessary if soil erosion or compaction affects the integrity of the concrete. Polyurethane foam injection helps stabilize and lift the slab, but ensuring a stable soil base is crucial for long-term effectiveness. Consider a professional evaluation to determine if soil amendment is necessary.
