"We just experienced the absolute best dealing with Groundworks. From the initial inspection and estimate (Alan), to the prompt scheduling and confirmation of appointment the day before to the acknowledgement of ETA the morning of - every facet was top tier professional. Toy and Joey arrived on the job at the appointed time and immediately assesed the situation with our sunken 8' x 10' driveway pad section. I had diligently researched mud jacking, demo and reconcrete/finishing and polyurethane foam pad lifting. Wishing to keep the same color and finish after any repair, pad lifting seemed to be the best option. I have learned that pad lifting is an inexact science and succes or failure results in the ability of the technicians to "read" the concrete since composition of materials as well as the quality of the original pour must be factored in to know how much material (foam) should be applied and where to inject it so that cracking or over lifting can be avoided. Not only was the job done to my satisfaction but it was done with no cracking of the surface and leveled to match the other pads. It was only after the job was completed that Toy and Joey casually mentioned that they finished a job last night after dark and over 75 miles from my location. Both gentleman were curteous, respectful of me and my property and were a joy to work with. If you are old enough to remember high quality customer service provided in "the old days" or have only heard about it, you will be highly pleased with Groundworks and their highly skilled technicians. And, as an aside, Groundworks estimate beat all the other forms of repair. We highly recommend this crew and this company!"

Common Causes of your Crawl Space Problems in Woodland Hills

Do you ever wonder why homes in your area experience foundation or crawl space issues? Homes in areas with variable moisture levels, like Woodland Hills, are particularly susceptible to these kinds of problems. The movement of moisture in the soil around your home causes the ground to expand and contract over time. This natural cycle, combined with the area's sometimes uneven topography, leads to potential movement and instability beneath your home. Moreover, during periods of heavy rain or scattered moisture from irrigation, water can infiltrate poorly sealed parts of your foundation or crawl space, exacerbating the issue.

These environmental factors can place significant stress on your foundation, especially if your crawl space is not adequately protected. As the ground shifts, you might notice signs like cracked walls, uneven floors, doors that won't close properly, or water pooling in your crawl space. Addressing these early by encapsulating your crawl space can prevent stand-alone problems from becoming severe structural issues. By controlling moisture and stabilizing the environment under your home, crawl space encapsulation helps extend the life of your foundation by reducing the stress it experiences from external forces. Catching these signs early is key to protecting your home's structural integrity.

FAQs

Yes, in most cases, you can live in the house during crawl space encapsulation. The process is typically non-invasive, and professionals work primarily in the crawl space area, minimizing disruption to your daily life. However, it's always a good idea to consult with your contractor for specific recommendations based on the scope of work.

The cost difference between basic vapor barriers and full encapsulation involves several factors, including material quality, labor intensity, and additional features. Basic vapor barriers often use a thinner plastic sheeting, while full encapsulation incorporates thicker, more durable materials, sealed seams, and additional elements like dehumidifiers and sump pumps. These additional components and the increased labor for full installation significantly increase costs.

Encapsulation alone may not fix sagging floors. While it helps to control moisture and improve the environment of your crawl space, sagging floors often require direct structural repairs, such as sistering joists or installing support beams. It's important to have a professional inspect your property to determine the appropriate solution.

Even if your crawl space rarely gets wet in Woodland Hills, encapsulation can still be beneficial. It can prevent potential moisture issues, improve energy efficiency, reduce allergens and pests, and enhance air quality throughout your home. Evaluating the specific conditions of your crawl space with a professional can help determine the best course of action.

Condensation or sweating on crawl space walls is primarily caused by the meeting of warm, moist air with cooler surfaces, leading to the formation of water droplets. This can happen due to inadequate ventilation, poor insulation, or high humidity levels in the crawl space. Addressing these issues with proper sealing, ventilation, and moisture control measures can help prevent condensation.
