"It was a pleasure working with Ernest Vigil. He came to my house and did a thorough measurement of my crawlspace for the estimate. He was responsive throughout the installation process. On the second day of the job, Ernest called me and informed me that the crew told him his map for the job was inaccurate and they had to dig a lot more which resulted in an additional ~$3,500 cost. Initially he was just going to accept what the crew told him. I told him their explanation didn't make sense, and insisted that he should come over to verify. He came after the crew quit working early on that day, went down to the crawlspace and discovered the crew was digging where they are not supposed to. Then on the fourth day, when I returned from work in the afternoon, the crew was about to leave and told me they had finished everything. I didn't see the new drainage system that was included in the quote so I asked them about this. They said they connected the new sump pump to the old drainage. I remember Ernest told me their company wouldn't use previous systems because you don't know if they still work. So I called Ernest about this. The crew also didn't replace the door which was also included in the quote. I told them about this, they quickly put together a door then left. Fortunately I thought about checking it and discovered all screws were sticking out from the other side of the door with sharp tips (I almost got poked, which was why I noticed it). I told Ernest about this too. He took care of both issues and had the crew come back the next day to fix them. He then came over to inspect the work and took pictures/videos. So now the system seems to be working fine. Attached is the picture Ernest liked the most."

Common Causes of your Crawl Space Problems in Kenmore

How often have you wondered why your crawl space seems damp or why your floors are uneven? Homes in your area deal with unique environmental factors that can significantly impact their foundations and crawl spaces. In places like Kenmore, the frequent rainfall and high groundwater tables lead to soil expansion and contraction. This constant moisture fluctuation can cause the soil beneath your home to shift or heave, a process where the soil pushes upwards. Combined with the natural settling of homes, these conditions contribute to the development of issues such as water intrusion and structural imbalances.

When the soil moves, so does your home, creating stress on foundations and crawl space walls. This can manifest as troublesome signs like sagging floors, sticking doors, or pooling water in the crawl space. These early warning signs are crucial to address since ignoring them can lead to more severe damage over time, affecting the overall integrity of your house. Proactive inspection and repair can help prevent costly repairs down the line. Protecting your crawl space from moisture and ensuring it remains structurally sound is key to maintaining the durability of homes in this region.

FAQs

Delaying crawl space repairs can lead to further deterioration of the structural integrity of your home. Moisture issues can worsen, leading to mold growth, wood rot, and pest infestations. Over time, this can result in more costly and extensive repairs, and potentially affect the overall safety and value of your home.

A vapor barrier can significantly reduce moisture problems by preventing ground moisture from entering the crawl space. However, it may not be enough on its own if there are existing water ingress issues, poor ventilation, or if the barriers are improperly installed. It is often part of a broader moisture management system.

Warning signs of structural damage in a crawl space include sagging or uneven floors, cracks in the walls or foundation, sticking doors or windows, visible mold or mildew, increased humidity, and a musty odor. If you notice any of these signs, it's important to have a professional assessment done.

In Kenmore, the climate is characterized by wet winters and drier summers, which can lead to moisture accumulation in crawl spaces. Additionally, the type of soil, which might include clay or other expansive soils, can retain water and put pressure on the foundations, affecting the structural stability over time.

The most common causes of structural damage in crawl spaces include prolonged exposure to moisture, poor drainage, inadequate ventilation, plumbing leaks, and pest infestations. Over time, these factors can weaken the structural components of the crawl space, leading to broader issues within the structure of the home.
