Why your neighbors trust Groundworks

We've earned 437 five star reviews.

"We contracted with Foundation Support Specialists (Groundworks) to repair our 1985 driveway which had several cracks and sections that had sunk or receded by up to 3 inches. Patrick made the inspection and explained very well what they could do to raise the sections and how the project could be financed with a 5 year guarantee. David Sanchez and his partner Karl arrived on the appointed day and began work by drilling holes in the concrete and then injecting polyurethane to raise the driveway sections to be level. They then filled the cracks and joints with a rubber sealant as well as the drill holes. They also leveled the adjoining sidewalk in the same way. David returned in 2 days to adjust one small section of the sidewalk and overlay the sealant with more of the same material and smooth over the sealant so it was level with the driveway surface. Both David and Karl did an excellent job and explained very well what they would do to correct the problems. David also did an excellent job on finishing the sealant on the second day. We highly recommend their professional work and thoughtful aesthetics. We are completely satisfied with the end result. Their supervisor Kazvin also followed up by phone to be sure we were satisfied with the work. Thanks"

Common Causes of your Crawl Space Problems in Plano

Have you ever wondered why some crawl spaces in this area develop issues over time? The soil here plays a significant role. In many neighborhoods, clay-rich soil is common, which expands when wet and shrinks when dry. This cyclical change in soil volume, often referred to as soil heave, can lead to foundation settling or shifting. Additionally, Plano's sometimes inconsistent rainfall combined with periods of drought can exacerbate these soil fluctuations. Poor drainage in some local yards further compounds the issue, allowing water to pool around foundations and seeping into crawl spaces, even when inside the home might seem dry.

These environmental factors can place considerable stress on your crawl space, resulting in problems like sagging floors or dampness. Other signs include cracks in your walls or doors that stick. Addressing these issues early is crucial because ignoring them can lead to more significant structural problems. Early detection and repair can protect your home's structural integrity and prevent further damage. Regular inspections can help identify potential issues before they escalate, ensuring that homes in this area stay safe and stable. By understanding how local soil and climate patterns interact with your foundation, you can take proactive steps to safeguard your property.

Whether you need a sump pump in your crawl space depends on the moisture conditions you experience there. If your crawl space frequently deals with water accumulation or if you live in a region prone to heavy rains, installing a sump pump can help prevent water damage and keep the space dry.

Signs that your crawl space may be in bad shape include musty odors, visible mold or mildew, sagging or bouncy floors above the crawl space, increased humidity levels in your home, and water pooling or standing in the space. If you notice these signs, it's important to have a professional inspection.

Yes, weather conditions in Plano can increase the risk of crawl space damage. The city experiences both hot, humid summers and occasional heavy rains, which can lead to moisture accumulation in crawl spaces. This can contribute to mold growth, wood rot, and structural issues if not properly managed.

The longevity of crawl space repairs depends on the quality of the repair work and materials used. Generally, well-executed repairs using high-quality materials can last for decades. Regular maintenance and inspections can also help ensure the longevity of crawl space repairs.
