Why your neighbors trust Groundworks

We've earned 545 five star reviews.

"We had our crawlspace encapsulated by Groundworks which included 2 pumps, a fan and a ton of insulating materials. The "crawlspace" has a 5-foot ceiling. The crew of foreman: Jacob N., and Richard S., Tim C. and Markee G. were polite, professional, and very hard working. They finished at least two days ahead of the original schedule (probably due to the high ceiling) and cleaned up well after themselves. Jacob answered my many questions and phone calls and went out of his way to leave everything the way he found it. He even returned several days later to replace some pavers he had to remove in order to run a drainpipe under the walkway. When he did that, he also reset some pavers I had not done such a hot job on replacing after I dug a root from underneath them a year or so earlier. We plan on using them when we can afford to run another beam under the house to stiffen up the floor. We are very satisfied and would recommend them to anyone needing their services."

Common Causes of your Crawl Space Problems in Port Townsend

When you own a home in a coastal area like Port Townsend, you might wonder why foundation and crawl space issues can seem more prevalent here. Moisture is a primary culprit. The region's maritime climate means frequent rainfall, which can lead to persistently high moisture levels in the soil. In some neighborhoods, poor drainage amplifies this effect, as waterlogged soil exerts additional pressure on your home's foundation and crawl spaces. Additionally, the soil composition around Port Townsend may expand and contract with seasonal temperature and moisture changes, causing instability. These environmental factors, combined with the natural settling of homes over time, can contribute to structural challenges seen in many local properties.

Such conditions can lead to visible stress on your home, manifesting as cracks in the foundation, uneven floors, or doors and windows that stick. Crawl spaces, often overlooked, are particularly vulnerable due to their position below ground level. They can accumulate moisture, resulting in mold growth and wood rot, compromising the structural integrity over time. Being vigilant and addressing these issues early is crucial. Not only does early detection prevent more severe damage, but it also saves you from potential costly repairs in the future. Regular inspections can help monitor and mitigate any problems before they escalate, ensuring your home remains safe and sound in this unique environment.

DIY crawl space sealing kits can offer some short-term relief from moisture issues, but they often lack the durability and comprehensive protection that professional installations provide. For long-term effectiveness, it's generally recommended to consult with professionals who can offer a more permanent solution based on the specific conditions of your crawl space.

Floors that are sagging or bouncy are often a result of issues in the crawl space such as weakened or damaged support beams, excessive moisture leading to wood rot, or settling of the foundation. It is important to have these issues assessed by a professional to determine the exact cause and appropriate solution.

Yes, crawl space problems can be quite common in Port Townsend, primarily due to the region's damp climate which can lead to moisture issues, mold growth, and structural degradation over time. Regular inspections and maintenance are crucial in preventing such issues.

Replacing crawl space support beams involves removing the old beams and installing new ones, which is necessary when the beams are severely damaged or rotten. Reinforcing support beams, on the other hand, usually involves adding additional supports or sistering new lumber to existing beams to strengthen them, which can be sufficient when the original beams are still in relatively good condition but need extra support.
