Concrete Lifting in Bay City, MI

Review Logo 4.9 (582)

In Bay City, the expansive clay soil and frequent precipitation can have detrimental effects on your concrete surfaces. With an average of 30 inches of rain and 40 inches of snow annually, the freeze-thaw cycles can cause your concrete slabs to crack and settle unevenly. This makes sidewalks, driveways, and patios susceptible to damage. At Foundation Systems of Michigan, we utilize advanced polyurethane injections to lift and stabilize your concrete slabs, ensuring they are level and safe for use. Our PolyRenewal solution is waterproof and sets quickly, ready to bear weight in just 15 minutes.

We've earned 549 five star reviews.

"Joshua Gaddy came to fix where the pipe coming out of the house was cut off and not taken care of properly to keep water from coming back in the house and letting the sump pump run every 15 seconds. Temporary fix and said someone would be back to fix it in the spring when the ground wasn't frozen. Your company needs something better than heat tapes for the pipe not freezing, after all we live in Michigan. Cam was told by someone to cut it off but not what to do so water wouldn't gush out on the ground right next to my house with no place to go. Joshua did the best he could for now. I wasn't happy with the problem, being I spent so much to keep water out and ruining my foundation. The job was done nicely until the pipe froze."

Types of Concrete Damage in Bay City

Common Causes of your Concrete Problems in Bay City

Poor Soil Compaction

The soil beneath the concrete may not have been compacted enough during construction. Over time, the loose soil shifts and settles, causing the concrete to sink or crack.

Soil Erosion

Water from rain, sprinklers, or poor drainage can wash away the soil under the slab. This creates empty spaces, making the concrete sink or become uneven.

Climate Conditions

When saturated, clay soil expands, and when dry, it contracts. These constant changes in moisture levels weaken the support beneath the concrete.

Freeze-Thaw Cycles

Water in the soil freezes and expands during winter, then thaws and contracts. This movement puts pressure on the concrete, leading to cracks or lifting over time.

Tree Roots

Roots from nearby trees or shrubs can grow underneath concrete. As they grow, they push up on the slab, causing uneven surfaces or cracks.

Heavy Loads

Parking heavy vehicles or placing large items on concrete can compact the soil underneath. Weak soil cannot often support the weight, causing the slab to sink or crack.

Poor Drainage

Excessive rainwater or water pooling near concrete slabs can lead to soil washout, weakening the soil under the concrete.
