We've earned 550 five star reviews.

"Robert Walraven, a FSM Service Technician, arrived on time for an annual inspection of the work FSM had previously completed. To my surprise we found considerable water in the crawl space. The water was due to a cracked pipe in our artesian well pit allowing water to flow on top of the liner that FSM had installed. Although this was not an FSM issue, Robert modified the liner to allow the water flow to go into the tiling and on to the sump that FSM had installed. This gave me time to repair the cracked pipes without additional flooding. He then offered to come back at no additional charge and finish the annual inspection at no additional charge once the well pit repair had been completed. Very professional and very much appreciated"

Common Causes of your Crawl Space Problems in Bay City

Is your crawl space giving you headaches? It's important to understand that the conditions underground in this region play a big role in how homes perform. Many houses in the Bay City area deal with crawl space issues due to a mix of environmental factors like soil type and seasonal fluctuations in moisture. The soils here can retain water after heavy rain or snowmelt, and nearby bodies of water, such as the Saginaw Bay, contribute to higher humidity levels. This groundwater movement and moisture variation can cause the soil to expand and contract over time, impacting the stability and health of crawl spaces underneath your house.

Persistent moisture and poor drainage around your home can lead to damp crawl spaces, encouraging mold growth and wood rot. When soil swells with water, it can push against foundation walls, leading to cracks and uneven floors. You might also notice doors that stick or water pooling in your basement or crawl space. These warning signs are not just cosmetic issues; they indicate that underlying structural problems may be developing. Addressing these signs early on can help you avoid more serious, expensive repairs down the line by maintaining the soundness of your home's foundation.

To fix a leaking or wet crawl space, start by identifying the source of the moisture. Solutions may include improving drainage around your home, installing a vapor barrier, sealing any foundation cracks, and setting up a dehumidifier to control humidity levels. It's often best to consult with a professional to ensure the problem is properly addressed.

While small hairline cracks can be common and not immediately concerning, larger cracks or those that grow over time can indicate a structural issue that needs attention. It is wise to have any cracks evaluated by a professional who can assess whether they pose a risk to your home's stability.

Yes, the weather in Bay City, particularly the freeze-thaw cycles in winter, high humidity in summer, and potential for heavy rainfall, can increase the risk of crawl space damage. These conditions can contribute to moisture problems, foundation shifting, and other structural issues.

The most common causes of structural damage in crawl spaces include water intrusion, poor drainage, inadequate ventilation, pest infestations, and soil-related issues such as settling or expansion.
