"It was a pleasure working with Ernest Vigil. He came to my house and did a thorough measurement of my crawlspace for the estimate. He was responsive throughout the installation process. On the second day of the job, Ernest called me and informed me that the crew told him his map for the job was inaccurate and they had to dig a lot more which resulted in an additional ~$3,500 cost. Initially he was just going to accept what the crew told him. I told him their explanation didn't make sense, and insisted that he should come over to verify. He came after the crew quit working early on that day, went down to the crawlspace and discovered the crew was digging where they are not supposed to. Then on the fourth day, when I returned from work in the afternoon, the crew was about to leave and told me they had finished everything. I didn't see the new drainage system that was included in the quote so I asked them about this. They said they connected the new sump pump to the old drainage. I remember Ernest told me their company wouldn't use previous systems because you don't know if they still work. So I called Ernest about this. The crew also didn't replace the door which was also included in the quote. I told them about this, they quickly put together a door then left. Fortunately I thought about checking it and discovered all screws were sticking out from the other side of the door with sharp tips (I almost got poked, which was why I noticed it). I told Ernest about this too. He took care of both issues and had the crew come back the next day to fix them. He then came over to inspect the work and took pictures/videos. So now the system seems to be working fine. Attached is the picture Ernest liked the most."

Common Causes of your Concrete Problems in Port Orchard

Have you ever wondered why concrete surfaces like driveways, sidewalks, or patios in your area seem to settle and become uneven over time? In and around Port Orchard, shifting soil and variable moisture levels play a major role in these issues. The local soil often absorbs water during the region's rainy seasons, leading to expansion. When dry periods follow, the soil contracts, creating voids that no longer support the weight of concrete structures. This continual cycle of swelling and shrinking can lead to uneven surfaces, as well as cracks in concrete slabs, as the slabs lose even support beneath.

These conditions stress various concrete areas around your home. Unaddressed, uneven or cracked surfaces can pose safety hazards and lead to further deterioration if not promptly corrected. Common warning signs of such foundation issues include noticeable sinking of concrete sections, pooling water on surfaces, or sections that have lifted away from adjoining slabs. That's why early detection and timely intervention are crucial. By addressing the root cause of these changes, you help prevent extensive damage and ensure the integrity of the concrete areas around your home, enhancing both safety and aesthetic appeal in the long run.

FAQs

The cost of concrete lifting in Port Orchard can be influenced by several factors, including the size and scope of the project, the type and extent of damage to the concrete, the accessibility of the area needing repair, and the materials used in the lifting process. Additionally, local labor rates and the specific techniques employed by the contractor can also impact overall costs.

DIY concrete lifting with spray foam can be risky if not done correctly. It requires a good understanding of the procedure and proper safety precautions. Mistakes in the process can lead to uneven lifting or further damage to the concrete. Hiring professional services is often recommended to ensure safe and effective results.

Signs that your concrete may be sinking or settling include visible cracks, uneven surfaces, pooling water in certain areas, and doors or windows that are difficult to open or close. You may also notice gaps forming between the concrete and adjoining structures.

In Port Orchard, older homes and those with specific slab types such as poorly compacted fill or slabs without proper reinforcement may be more susceptible to sinking or settling. Environmental factors and soil conditions unique to the area can exacerbate these risks.

Yes, insects, rodents, or burrowing animals can contribute to concrete sinking by disturbing the soil beneath the slab. Their tunnels or burrows can create voids, leading to instability and resulting in the concrete settling or sinking over time.
