"This is review of pier work performed by Dakota, Phillip, Jose, and Josh and foam poly work performed by Luke and Anthony. The teams were great. Job started with Dakota, Phillip, Jose and Josh doing the pier work. Dakota walked me through the process and ensured I understood the job at hand. I was kept well informed of progress and challenges considering the extreme cold.
Luke and Anthony came out on day 3 to do the foam poly as pier team was finishing stabilizing and Backfilling the piers. Luke again walked me through the process and expectations. He kept me informed on progress.
When work was done I had a walk through with each team with explanation of what was performed. Areas that could not be bright back to original were pointed out and the reasons explained. These were also in line with expectations set when original quote was provided. All of the crew members were polite and on task job site was cleaned up.
Great crew and met or exceeded my expectations."
The soil beneath the concrete may not have been compacted enough during construction. Over time, the loose soil shifts and settles, causing the concrete to sink or crack.
Soil Erosion
Water from rain, sprinklers, or poor drainage can wash away the soil under the slab. This creates empty spaces, making the concrete sink or become uneven.
Climate Conditions
When saturated, clay soil expands, and when dry, it contracts. These constant changes in moisture levels weaken the support beneath the concrete.
Freeze-Thaw Cycles
Water in the soil freezes and expands during winter, then thaws and contracts. This movement puts pressure on the concrete, leading to cracks or lifting over time.
Tree Roots
Roots from nearby trees or shrubs can grow underneath concrete. As they grow, they push up on the slab, causing uneven surfaces or cracks.
Heavy Loads
Parking heavy vehicles or placing large items on concrete can compact the soil underneath. Weak soil cannot often support the weight, causing the slab to sink or crack.
Poor Drainage
Excessive rainwater or water pooling near concrete slabs can lead to soil washout, weakening the soil under the concrete.
