Concrete Lifting Solutions
What are the best solutions for concrete cracking and settling? As you may have expected, it depends substantially on where the problem is and what’s happening exactly. Concrete settling solutions may look different depending on the actual problem you’re trying to tackle.
The traditional method of repairing cracking and sinking concrete has been a process called mudjacking. This method involves drilling soda can-sized holes into the concrete, pumping a heavy concrete slurry mix under the slab until it hardens enough to lift the slab back up, and then waiting for the mix to cure. This process is invasive, time-consuming, and expensive.
However, a better alternative to concrete lifting is investing in polyurethane injections. The process is similar to mudjacking, but much more effective. Small, penny-sized holes are drilled into the concrete and polyurethane foam is injected underneath the slab. This foam is light but durable, waterproof, eco-friendly, and cures faster than the heavy concrete mix involved in mudjacking. Once the foam fills the void under the slab, the concrete will be effectively lifted back towards its original level position. You can even walk or drive on the newly repaired concrete within 15 minutes after the polyurethane foam has been installed!

They had to come back one additional time at my request, because I wasn’t happy with the discharge placement outside and the float level on the sump. They came within a day, and with great attitudes I should add! A few days later I noticed water in one corner so they came back out a second time and luckily it was just a loose fitting above from the discharge pipe, and not the waterproofing system in the floor. Now, things seem ok! Fingers crossed. Big rains last night, and I finally, finally, finally had a dry basement! Thanks guys!!!

Krista did a wonderful job. She started outside and had me show her my areas of concern and explained what was going to happen next with her inspection. Once the inspection was completed she showed me the areas that actually were an issue and the areas that were fine. She had created a diagram that went over what needed to be fixed and how each area would need be fixed since some were different. This was great for me because in one smaller area I was going to need an additional lower level of support. She explained what the lower level of support was and why I needed it in only that small area. After showing me everything and explaining how it would be fixed she made sure I didn't have any questions. We went over her estimate, what the process would be and then reviewed the contract. She again made sure I didn't have any questions before I signed the contract. I had a great experience with Groundworks and highly recommend Krista.

Jonathan came to our home about a month ago to inspect our basement due to it being leaky when it rains. We tried everything in past from epoxy injections to drylock paints and nothing ever worked. The design that he came up with was the permanent solution we needed. What made us feel most comfortable about moving forward with this scope of work was the warranty foundation recovery systems puts on their waterproofing.

I’m the person that gets stuck on the price but before it was over, I was Focused on the job. Over two years ago i had another individual come out, check my foundation and preceded to tell me that my house was going to collapse if my 1/2 drop working towards the main drain, went any further. Saying the only reason the collapse had not occurred yet, was due to the solid poured concrete walls. No solution other than at this point the house will stay standing. With that knowledge my house was on the verge of falling in on itself I finally decided to call sometime later to see if the inevitable was here. Thank goodness I got Mark Dunbar! Wish I would have asked the first time he was out instead of waiting longer. Come to find out all the worry over the past two years was unnecessary! He took the time to explain in detail why the house was good and what to look for in the event something does need to be addressed. You can see Marks passion for delivering correct information while keeping customers interest first and foremost! I’ll definitely be calling him when we need to purchase our quality made whole house dehumidifier!! Thanks again Mark for the phenomenal customer service!!

We recently purchased a home in San Jose. In the report it stated that our home was fine and no foundation issues were noted. Upon moving in my wife noticed some cracks started to appear on the walls around the house. We contacted Bay Area underpinning to have them come and inspect our house. A couple of days before our appointment, Jim Rivera gave us a call to confirm the day and time of the appointment. This was the first positive experience we had with Jim and BAU. On the day of the appointment Jim called to let us know that he was 30 minutes away and showed up right on time. Once he arrived he listened to the issues we were noticing and then he went to work. He brought in some hi-tek tools and explained to us what the readings meant. Jim was extremely thorough and personable. He clearly has a lot of knowledge and showed us a bunch of photos that he took while he was in our crawlspace as well as photos of some exterior things that he noticed. Overall he said our home was in great condition with only minimal issues that we should address. He was very patient in answering all of our questions and provided us with a quote when he was finished. We were pleasantly surprised that the cost was very reasonable and comes with a lifetime warranty. We will be giving our business to Jim and Bay Area Underpinning. As a new home owner we were terrified of what the cost could be to fix our home. Jim really helped us understand what was going on and we would suggest that anyone who is having similar foundation issues like ours, we highly recommend that you should call Jim Rivera and Bay Area Underpinning.

I called A1 because I had a leak and my kitchen faucet was not working. I told them it was an emergency since I was having to empty a bowl of water to prevent a flood. They scheduled me for an appointment. They actually showed up five hours earlier than scheduled for. Pat was fabulous he shutdown the water and replaced my faucet. We are doing some renovations to our house and decided that in order to do them, we finally needed to address the obvious foundation repairs necessary to do them correctly. I performed a Google search for foundation repair companies in the Houston area. Foundation Support Specialist was able to schedule me for that very same day. Brian E. was the field inspector assigned to give our house an inspection and estimate for foundation repair. We received notification about 20 minutes prior to his scheduled time by text messages and a phone call, stating that he was on his way. Brian arrived precisely at his scheduled time and was courteous and friendly. After he introduced himself and told us about his company Groundworks (formerly Foundation Support Specialist), he went over a checklist with us to get some history of our home. Afterwards he explained how he would be inspecting our house and what exactly he was looking for. He got to work and was very thorough and professional during his inspection. He measured and drew up a scale diagram of our house, then proceeded to use his Ziplevel to take altitude measurements of the floor throughout our house. His measurements showed that our foundation had sunk almost 2" on the NW corner of our house. He showed us a slideshow on why foundations settle, common practices to repair, and how Groundworks repairs foundations. When he was done, he gave us 3 levels of estimates. A minimal necessary repair, A mid range estimate, and a high end estimate that included extra piers on the SE corner to help support the opposite side of the slab from the repairs. He explained what each level included and answered any questions we had. Brian spent about 2 hours with us and all in all it was a pleasant experience. We have 2 more companies coming out in the next week to give us estimates, and unless they use a similar pier into bedrock system and drastically lower price, we will most likely choose Groundworks for our repairs.

Work crew was pretty good about trying to put back landscaping even though it's not really their job, so I appreciated that part. I also appreciated how they tried to minimize damage to my yard. They were able to get the settling almost back to where it was before the warranty claim on the piers. (I was having 4 piers handled out of warranty and 1 new pier added at my expense.) My only real issue was the damage to the brick siding that is now still in process of being resolved.

Our sunroom (an elevated, attached structure sitting on a hill with three outside walls) was sinking at the far end and pulling away from the house on the inner wall. The crew that Indiana Foundation sent out for the fix was amazing. Anthony W. , Bruce T. and Mike A. were the hardest working crew I’ve ever observed. Never once did I see any of them just standing around. They thoroughly explained everything, Anthony kept us informed at each step of the project and they were all very friendly, professional and knowledgeable. They were also very considerate of our landscaping. To our surprise (another company had said it couldn’t be done) they were able to lift the room, level and stabilize the structure and close the gap on the inner wall. From the very beginning when we received our estimate and signed our contract (with Jim D., who was also great to work with) to the end of the project took only five days. The final cost was about twenty percent cheaper than some other estimates we received and the work came with a lifetime guarantee. So glad we chose this company. Janet and Ken C.

He offered a few options, I explained my main concern was further loss of surface and tripping hazards for myself or anyone on property. I told him I would trust his professional judgment.
