We have a long horizontal crack on one side of our external wall. Although I had serious concern there is a foundation issue, Micheal Silva from Bay Area Underpinning came in and did thorough inspection with detail measurements and drawing and concluded that we don't have a foundation issue with great honesty. He also further inspected from the crawspace entrance and the stucco to let me know what's the potential issue outside the foundation concern. His professionalism, diligence, honesty, patience and extra step to help in figuring out the problem are truly appreciated.

I will sleep much better tonight. I noticed a crack in my foundation and called Bay Area Underpinning. Hunter came out and walked the entire property and went underneath my house. He identified one other issue that I knew about besides the crack and told me they could fix that too. I had no idea you can call structural engineers for chimneys. His quote was fair to me and you can't beat the warranty and financing. Today Jesus Villagomes and Erick Baez came out and fixed the crack, they also looked around underneath and reassured me AGAIN that my house was in good shape. Because I caught it early they were able to fill the crack and then add a carbon fiber exposy seal. They also sealed the crack from the outside, even though they had already filled it in under the house. They were professional, answered all my questions, no matter how many and honestly were just pleasant to work with. They also explained my maintenance plan so I knew what to expect. I would absolutely recommend this entire team, to stay professionally kind in high heat is amazing. The Chimney job is pending and again, I'm ahead of the curve and not waiting for it to get worse.

We had pretty extensive movement in our foundation, and Brandon was knowledgeable and took the time to carefully explain all of our options and how each would look. He and his crew were communicative and professional. Our biggest fear was that our new kitchen granite counters would crack in the lifting, but Brandon and his crew were extremely mindful of the situation, taking extra care and nothing cracked. We had Daniel come out to take a look at our foundation to see if there were any issues that needed to be fixed under our home (a second opinion). After our first inspection we were told there were numerous issues that needed to be fixed that surely would have cost us thousands. We were considering the Earthquake Brace and Bolt program so the first inspection was a recommended foundation company through the EBB program. Daniel came out and took his time measuring the house on the exterior and interior. He was super meticulous and took settling measurements and also went under our home and took photos of the foundation. He sat with us after and explained everything to us. Turns out our foundation is stable and not needing any work. Daniel was super professional and knows his trade very very well. He was very honest. I now have a company I would call back in a heart beat if I needed to have any foundational work done. I will also recommend them to any neighbors that need this kind of company. The estimate was free as well and Daniel also had no hesitation crawling under the house on a 101 degree day to check things out. 5 star company here. Do not hesitate and call them! -Nicole San Ramon

Within a few months of buying our first home, we noticed some troubling signs: bedroom doors swinging open or closed on their own, “bubbles” and creaks in sections of the newly renovated floors, and significant cracks splitting the concrete in our garage. Although two general inspectors assured us that our house was level, we reached out to Bay Area Underpinning (BAU) for a more detailed assessment—and we're so glad we did! Inspector Christopher Murray conducted a meticulous inspection with radar equipment. While technically our house was level, Christopher uncovered that our foundation was sinking by inches in multiple areas, explaining the issues we were experiencing. Though the news and associated repair cost were a bit daunting as new homeowners, Christopher’s knowledge, professionalism, and clear answers to all our questions reassured us that we were in good hands. With confidence, we decided to proceed with BAU for the repair. Fredy Mora and his crew did exceptional work with the demo of the old concrete slabs and the prep for lifting, working quickly and efficiently. Fredy’s positive attitude made the process smooth, and his team was thorough and dedicated from start to finish. A special thank you to our lift project manager, Kevin Gaeden. Kevin was an outstanding communicator, keeping us fully informed and addressing every question promptly. His attentiveness made a huge difference throughout the project, and we felt reassured every step of the way. Esteban Ibarra, a crewmember on the lift team, also did superb work, handling the hands-on details with skill and care. Both Kevin and Esteban even went above and beyond, taking time to fix a jammed bedroom door that had shifted with the house lift. While foundation issues are never easy, we couldn’t have asked for a better team. We’re incredibly grateful to Bay Area Underpinning for their expertise, professionalism, and exceptional service. Last week, my car cut off while exiting the highway in Dixon, and I was stranded in a dangerous spot. Fortunately, your employees who were driving a Bay Area Underpinning truck, Erick Baez, Jesus Vallegomez, and Wesley Almaza stopped to help. They worked hard to try and troubleshoot my car and even pushed it out of the street to a nearby gas station while I waited for AAA. Their professionalism, kindness, and respect were incredible. I requested a free estimate of how much it would cost to re-level our brick patio that had began settling years ago due to a failed retaining wall. This wall was replaced last year, hence the desire to do the brick/concrete slab leveling using Bay Area Underpinning's Polyrenewal process that can literally raise a slab. The certified field inspector, Chance Danner, was very thorough in his evaluation of what was needed, and the entire presentation was well organized, clearly laid out, professional and the pricing was reasonable. Chance explained how they would do the job in our patio, and backed it up with visuals on their Polyrenewal system. Although we decided to wait to do the job until after we took care of several other major projects, we would definitely recommend Bay Area Underpinning to anyone.

I recommend Bay Area Underpinning for an important reason: honesty. After careful inspection, their agent, Richard, told me the truth, which was that my crawlspace was fine, that I had no problem with moisture or settling. And then he took the time to show me why. He could have tried to sell me on doing a lot of work, but he didn't. This kind of honesty is impressive! Call Bay Area Underpinning to inspect your crawlspace. You can trust them. If they say it needs work, hire them to do it. I am almost sorry I couldn't!
