Case Study: Waterproofing a Shared Basement in Hamilton, OH

A Hamilton, OH, property owner contacted Ohio Basement Authority after basement flooding began affecting the shared storage space beneath her four-unit apartment building. Water seeped through wall cracks and basement windows, making the space unusable and unsafe for tenants.

OBA conducted a free inspection and recommended a tailored basement waterproofing strategy to resolve the issues.

The Challenge

The Solution

The Impact

  • Dry and usable basement for tenants
  • Protected from future water damage
  • Restored property for tenant rental

Before Basement Waterproofing:

Basement Wall and Window Leaks

The 1960s concrete basement had visible cracking along the walls and windows, allowing water to seep in during storms. These leaks left the shared storage area wet and unsafe for renters.

Aging Structure and Saturated Soil

The property was built on a common Ohio soil type known as Miamian loam. This soil retains water, which increases hydrostatic pressure against basement walls. Combined with recent heavy rain and the home’s age, the conditions led to wall cracks and water intrusion through the basement foundation.

After Basement Waterproofing:

Dry and Usable Basement

Our team installed an interior drainage system beneath the floor slab to capture water seepage. A sump pump with a battery backup was added for consistent water removal, even during power outages. A vapor barrier was applied to interior basement walls, and a buried exterior discharge line was installed with a FreezeGuard™ and YardWell™ outlet.

Protected From Future Water Damage

The apartment building’s basement is now equipped to handle heavy rain and potential flooding. The waterproofing system directs water away from the foundation, preventing future infiltration, ensuring long-term protection against flooding, moisture, mold, and unhealthy conditions.

Julio and his team went above and beyond making sure the basement of a historic church was taken care of better than a newborn to first time parents.
